Did I dream this movie?

Please help me ID this movie! It was about two kids and a "haunted" house. I saw it in a movie theater as a kid in the mid 80's.
This has been driving me crazy! I can't seem to find any evidence that this movie ever existed outside of my imagination. So here's what I remember - two kids (a boy and a girl?) meet an old man, and start spending lots of time at his old, supposedly haunted house. Legend among the locals is that some poor girl died tragically there a hundred years ago, or something like that, and is now a permanent resident.
But the old man tells his secret to the two kids - he is actually behind all the creepy goings-on at the house! He has speakers set up to make the creaks and footsteps, fans to make the cold gusts of air, etc. I don't remember why he does this - to keep developers away? I also remember one of the children finding the poor dead girl's necklace in a cave somewhere, or something.
That's all I've got. Does anyone else remember this?

I definitely saw the movie the OP describes. Sadly, I have no further info about it, aside from the fact that I saw it at summer camp somewhere around 1986 or so.

Response by poster: It does sound exactly like a Scooby Doo plot! That's funny. It was live action, though, and I don't remember any dogs or VW vans :)

Reminds me a lot of The Monster Squad, although a lot of details are different.

I remember this too! Definitely not Monster Squad.
