Where can I get a good Sunday brunch in downtown Raleigh, NC?

I'll be in Raleigh soon, and I have a bit of free time on a Sunday morning. I'm staying between NCSU and downtown, on Hillsborough St. Where can I go, within walking distance, for something good to eat before noon? Preferably with vegetarian options and good coffee. Your recommendations would be very welcome.
(I've seen some of the other threads about food in Raleigh, but they're not focused on the morning and they tend to cover the whole Triangle.)

Downtown there's the Remedy Diner. Tons of good vegetarian and vegan options. I think they open at 11, so you could get in before noon! Depending on exactly where you're staying, though, it may not be walkable.

Irregardless is right around the corner and is the grandaddy of Raleigh vegetarian restaurants, though it is no longer solely vegetarian. They have a pretty good brunch.

Tir Na Nog has *the best* brunch. Its downtown near the Capitol. We make special trips from Winston-Salem to Raleigh just to eat brunch.

Downtown Raleigh actually has a bunch of good brunch places. In addition to the above list Humble Pie also has really good brunch and is a bit closer to Hillsborough. It's usually pretty crowded though. Tupelo Honey is probably the closest to where you'll be staying, I haven't been there personally but it has good reviews.
