Help me find a house inspector in Phoenix

Anyone have recommendations on a house inspector/inspection company in Phoenix? Currently the house we are buying has had a "relocation property inspection" done by a relocation company (seller is moving away and his company is relocating him along with providing this report). I think we probably need to get a full inspection done, but would like some referrals if anyone has any. Or anyone have any opinions on if another inspection should be necessary? My relator says his inspection guy is $375 and said that in this situation, it maybe worth it to just save the $375 but it was up to me. Thanks!

I don't have a recommendation, but I will say that you'll never regret getting an inspection. Make sure it includes Termite or other insect infestation, AND put a camera down the plumbing. OH, how I wish I sprung for that extra $125, would have saved me about $11,000.

In Phoenix, you might even want to do the Door Blower/Infrared test to determine how energy efficient the property is.

See if you can see the APS/SRP bills for the past year to get an idea of what the previous owners were spending in electricity. Electric can cost as much as your mortgage in the summer if the house is poorly insulated.

I've had really good experiences with Pillar to Post inspectors.

I would absolutely get an inspection done. I'm a sharp guy with lots of remodeling experience, and having another set of eyes let me find some problems I missed when I did my own inspections.

$375 is nothing out of the price of a home. The "relocation property inspection" is something that's basically written by the seller, probably by an unlicensed and untrained person, and I don't know why you would want to trust that. Your real estate agent wants to close the sale quickly and is frankly not looking out for your interests if he thinks an inspection is unnecessary.

Absolutely get an inspection done. And get it done by someone working independently, not your realtor's "inspection guy".

So isn't an inspection generally required by the lender? I don't know that I really got anything of value out of our inspection, but my guess is that your lender is gonna make somebody spend that $375 anyway...
