Seasonal variation in UK Airbnb/ hotel seaside occupancy rates,

Seasonal variation in demand for seaside resorts, especially with AirBnb in Brighton, UK. I am thinking of taking on a two bed flat, but part of my decision rests on the ability to rent out the spare room on a short term basis. I have a fair idea what summer demand is like, in Brighton for AirBnb, but no idea about winter demand . Any anecdotal advice about booking hotels or Airbnb in Brighton (or any similar place) would be very useful. Do you reckon 50% down? More?

Best answer: not sure whether you're asking what to charge off-season, or how likely you are to fill the room?

It's easy enough to check rates and availability of comparable rentals on Airbnb, as well as on more established sites like homeaway.com or holidaylettings.co.uk. I looked at holidaylettings because they've been around a while so if a property is not booked, it's likely because there's no demand.

I'm seeing mostly 20 to 30 % discounts off season, with high season rates around Christmastime; and most properties seem to be booked pretty sparsely during the off season.

I imagine, with a little digging, you can find similar information on B&Bs, which might be more relevant to your situation.
