Seasonal variation in demand for seaside resorts, especially with AirBnb in Brighton, UK.
I am thinking of taking on a two bed flat, but part of my decision rests on the ability to rent out the spare room on a short term basis. I have a fair idea what summer demand is like, in Brighton for AirBnb, but no idea about winter demand .
Any anecdotal advice about booking hotels or Airbnb in Brighton (or any similar place) would be very useful.
Do you reckon 50% down? More?

It's easy enough to check rates and availability of comparable rentals on Airbnb, as well as on more established sites like homeaway.com or holidaylettings.co.uk. I looked at holidaylettings because they've been around a while so if a property is not booked, it's likely because there's no demand.
I'm seeing mostly 20 to 30 % discounts off season, with high season rates around Christmastime; and most properties seem to be booked pretty sparsely during the off season.
I imagine, with a little digging, you can find similar information on B&Bs, which might be more relevant to your situation.
