How to rent a Floridian Condo

My parents just bought a new condo in Naples, Florida. What is the best way for them to rent it seasonally?

They bought this condo as an investment property and for use in the summer. In-order to make the mortgage payments softer, they're looking to rent it during the off season. They would only be using it a few months a year (if even) during the summer. They're up in Massachusetts, so I think ideally they want someone local to the area to handle the whole thing.

Anyone have any experience renting property in Florida?

Which "off-season" are you referring to? In Naples (and pretty much the rest of Florida), the high season stretches from Christmas week until Easter. Summertime is down-time.

Is their condo furnished?

I live in Naples/Bonita Springs. I have rented my condo before but it was for a full year's lease. I could give you a recommendation for the agent I used, she was quite good.

Your parents situation isn't atypical, though -- as long as their plan is to rent it during the high season, and not the low, when I can guarantee you that nobody would be interested in renting short-term.

They'll be there in the summer for a few weeks (sometime in June/July/August - they're flexible), and maybe for a week at Christmas. Other than that, they'd like to have it rented out.

Not currently. It's a brand new condo, and they just closed last weekend, and they're going down in mid-june to start furnishing it. It will eventually be furnished.

Best answer: When in doubt, think about how you'd try to go buy the thing you're trying to sell. Googling "naples rental condo" turns up no shortage of things. #3, www.naplesresortproperties.com, is clearly a management company. #4 is also.

Using either of these certainly has the advantage you know they have good google ranking. Doesn't mean they won't screw you but it bodes well for their ability to rent the property. You might also try flipping through some of the listings on www.findvacationrentals.com, the #1 result. they seem to be owner-direct but likely if you drop a few a polite email you'll get back at least one nice response with some tips.

Now, that said, your parents may want to simply call the realtor they purchased from, assuming it wasn't by-owner. My realtor friends in Miami often had people buy from them and almost immediately turn around and employ them to rent the property (though as longer term things, not 1 wk vac rentals...)

It was by owner. My mom's friend bought the condo a while ago before it was built (and before Ivan came through and screwed up construction prices), and then ended up buying a house as well because they liked it more. My parents bought their condo from them pretty much at cost.
