Are you familiar with realty practices in PA?

Rental homes are few and far between where I live in Central PA. Click through if you might be able to answer some of my questions!

• Do Realtors in Central PA provide this service?
• In Pennsylvania, who would pay the realtor's commission for a rental- would the tenant pay it or the homeowner?
• If I approached a realtor to help us find a rental, would they feel like it was a waste of their time, since we aren't purchasing?
• Lastly, would a realtor actually have additional resources to find rentals, beyond what I can find with a few Google searches (I do a lot of looking on Zillow, PadMapper, etc, etc).

Best answer: Hi, a few years ago I owned a house in north central PA that I rented out when we moved to Denver and it didn't sell quickly enough. My experience is below.

Ours did. We had listed it for sale with an agency and when it became clear it wasn't going to sell anytime soon, we arranged to have our agent act as property manager. This was something the agency did as a sideline--there were far fewer rentals than houses for sale.

• In Pennsylvania, who would pay the realtor's commission for a rental- would the tenant pay it or the homeowner?
Our tenant paid it.

Well, if it was a realtor who was also functioning as a property manager, then no. Just call around to various agencies and ask if they handle rentals as well as sales.

Most likely, yes. We never listed our house for rent on Craigslist or any of the major real estate sites. The tenants found it through their own efforts. I think this would be especially true in a small town where everyone knows everyone else. The realtor may know that "the old Smith place" or whatever is vacant and Smith's grandchildren wouldn't be averse to gaining some rental income, even if Smith's grandchildren never listed the house for rent.
