Expert real estate advisor needed in Atlanta area. Rec me?

I need an expert real estate advisor to help me figure out how to deal with my horrible mortgage. Is this person a real estate lawyer or someone else? And do you have a recommendation for a great real estate lawyer/other expert who practices in the Atlanta, GA area?
Level of difficulty: the house is approximately $20K underwater and the interest rate is about double what rates are running right now. The loan is not federally backed so doesn't qualify for HARP or HAMP or any of the other federal programs. I am open to any option that would allow me to buy a different house and be rid of this one, though I would also be open to renting out the current one if it made sense. I need someone who knows this area well to look at all my financials and tell me my exact options so I can make an informed decision.

Good luck. We just sucked it up and sold the house. Sometimes it's worth it to write the check and walk away.
