I've stayed here in Rome a few times.
Walking distance from the station, reasonable value for money.
Easy walk to most of the major attractions.

Villa Rosy outside Perdifumo on the amalfi coast if you've got the euro for it.

For the budgetiest of budget living in Rome, try the Backpacker's Hostel - 37 Via Fillipo Turati (near termini). 25 euro per night, breakfast included (sometimes dinner). Spooning rates. Contact me for more info. I worked there over the summer.

We found the Hotel Romae in Rome to be really nice for the price. Close to Termini station. Good breakfast too.

I wouldn't stay near Termini if my life depended on it. I did once stay in a rented apartment near Piazza Dante, which is the closest I've gotten to Termini and was the weirdest place I've stayed -- though that had more to do with the owner of the apartment than with the area. My favorite place I've stayed in Rome was at the Villa Bassi in the Trastevere (actually Monteverde, but over on that side of the river). I can't make this a full-fledged recommendation because it is probably generally overrun by students, as it seems to be a popular place for several college study abroad programs. And it's not as nice as a B&B might be; the main nice thing about it is the neighborhood. And I haven't stayed there since 1999 (though I've been to Rome every year 1999-2004).

This fashionable place in the Trastevere, Ripa Hotel is where I will stay next time if I can afford it. It is among twisty obscure streets with neat restaurants in what seems to me the less-swamped half of the Trastevere.

Also if anybody ever makes it over to Chieti (Puglia), I really liked the Villa Lia, a B&B. They had just opened when I visited in 2002, and the area was really beautiful, if a bit sleepy.

Go to Croatia!

Black8, can you give us an idea of your budget? Are you alone, with your SO, with kids...? It's a bit difficult to suggest accommodations without knowing your budget and/or style of travel. Bonus points if you let us know what dates you are looking at - rates vary according to the season, obviously.

That said, Termini is not the most scenic area but neither is is a super skeevy area with knife weilding maniacs around every corner. I live in the area, am 5'1" & 46 kg. dripping wet, & have no qualms about strolling around in the wee hours of the night by myself. It gets a really shitty rep from its pre-2000 cleanup, but it is where most of the budget lodgings are and is pretty much the central transportation hub for Rome.

I've stayed around Termini and never had any problems. The Hotel Magic on via Milazzo was fine, friendly, and cheap.

Ya gotta hit Ravello on the Amalfi coast. Hotel Giordano - not too pricey, not too many steps.

It's not that Termini is a sketchy neighborhood at all, it's that it's generally lame and out of the way. You have to walk a ways to find bars (cafés), large streets, commercial, empty. It's like the Bushwick of Rome. It's like any area around a bus station: not a lot of culture, touristy.

Anyway, I reccommend staying in the Trastevere as well.
