Painting Pros - Did I price this job right? Waiting for them to get a second quote but I need to get a move on making some money. I want out of MI by Spring.

Large Lawfirm - Orlans in Troy, MI

Building in question is one of many they own.

1630 square feet - floor space - Office converted from house with full bath
Extensive patching and wall/ceiling repair
- ceiling had a lot of water damage spots and drywall that was saturated and dried

2-4 Colors - 2 floors - no trim painting

Final Quote Including Paint and Supplies:
$3120.00 -- $1.91/ sq/ft

Breakdown:
Base Price (Walls): $.75/sq/ft
Ceiling: $.25/sq/ft
Repairs: $.50/sq/ft
Paint and supplies: $.41/sq/ft

I think I'm well under the going rate but the owner is pulling in someone else to quote it too. They have seen my work in another, larger of their offices and had nothing but praise but this other guy was the one who remodeled these two house/offices.

My hourly would end up around $30/hr minimum. And that's about right from what I've had experience with for my skill level and what this job entails.

The problem is that if I want to get out of Michigan by spring, I need to get cracking. I'll chauffeur, grunt, bust my butt if I have to. It was a miracle they called me, this time of year is crap for non-necessity contractors. I'm running out of time.

Best answer: From your description of the job requirements I do not think you have over-priced it.

I have done jobs similar in the past and my experience is that some people just want an quick spray coating. In and out in short order and want to pay nearly nothing. I always bypass that type of job. Others want it done properly and know it is time-consuming to do all the repairs before you actually can paint.

I got used for an estimate. I suppose it's going to happen though. Oy.
