Munich 2018

Cityplanners! How will the city of Munich (Germany) evolve over the next 20 or 50 years? If you dont know M, then what factors would you be looking at?
Im looking at things like:
which will be the trendy areas in the future
where new housing will be built
alternative city centres will spring up
where big shopping centres will go
to get a general idea of what im looking for!
Ps: With the 2018 Winter Olypics probably coming here, will that affect anything too?

Is this for homework? Have you tried contacting the Munich city planning department?

Haidhausen is getting to be pretty trendy, and it's always been a gorgeous area right on the river. Of course, it doesn't have anything yet on Schwabing. Other areas to check out: Garching (northern Munich near the airport), Ostbahnhof, Karlsplatz, etc. Maybe get a map of Munich with all of the neighborhoods and research those for up- and coming areas? I was always partial to the area south of Marienplatz.
Karlsplatz was doing some renovations on the U-bahn for a new shopping center while I was there last year, it was pretty cool. (Karlsplatz is west of the city centre.)
Munich's pretty crunched up, so I imagine researching the suburbs will be helpful, as that's where there's actually physically room for development without repurposing old buildings for new shopping centers.
