I found out recently the house in Minneapolis I'm renting a room in is being foreclosed on. Will I be in a bind trying to sublease my room 8 months down the road? What can I do to ensure I don't lose my security deposit? Should I consider buying this place? Full story and additional questions inside. Thanks for any help.

Our condo in California is being sold at a short sale. We lived in the house for two years, our landlord loves us, but he has another house and it sounds like he's "underwater" on both houses. We've offered to buy the place, but everything I've read here and elsewhere on the interwebs make short sales sound like a tremendous nightmare. We really don't want to move. What are our rights, what should our strategy be? We've never owned a house before - help!

In Texas, is there a specific law or section of law that says a tenant's lease goes
poof when a landlord's property is foreclosed on by the bank, or is it one of those situations where a whole body of law and court decisions are added together to make this situation?

Help me understand quit claim deeds, why they are so prevalent in this particular heavily-foreclosed-upon Washington state neighborhood I am researching, and some other fishy data I have uncovered.
