I live in a university town, and there is a healthy market for spare rooms over the summer for students doing research and alumni on football weekends. Somewhat shabby two-bedroom apartment, common areas are simply but attractively/neutrally furnished. What do I need to consider?

I recently subleased a place in NYC for three months. I put down a $2000 deposit and paid $3200 for the first month. I’ve been there for two weeks. The lease specified that I’d pay for each remaining month on the first of the month. I've been told "you’ve lost your fucking money, get out". What next?

Help me find my hibernation spot! NYCer in search of a winter (roughly Dec/Jan -> March/April) apartment somewhere in the Deep South in a city that A) has much warmer weather; B) offers drastically cheaper rent; and C) is a small town (basically, anywhere that isn't a big city). And, once I have a few city/region options, what's the best methodology for finding a place to rent if there aren't active Craigslist listings for the city/region? Details:

I finally got my act together and put my Brooklyn apartment up on Airbnb this morning. I'm a little surprised to be already receiving inquiries, and I realize now I really don't know how to vet these potential renters. For those who have hosted through the site before, what criteria do you use? Is no photo a red flag or is that normal? Is it suspicious or ordinary for them not to have much of a profile filled out? Are there specific questions I should be asking in my initial reply? (Will it make
them suspicious if I ask for identifying information?) Are there scams to watch out for? Is there anything you'd add to a listing to head off potential trouble?

I am trying to find a summer sublet in Portland on Craigslist. I have sent out a handful of responses to ads, but so far, I haven't gotten any responses--not even a "sorry, it's been filled" or a "sorry, you're not what we are looking for". Is this standard when looking for sublets in a major city, or should I be rethinking the wording of my contact email?

I can't believe I'm trying to find an apartment in NYC, especially on such short notice, but I guess I am. Is there some kind of apartment-finding service anyone recommends? Am already looking at Airbnb - good? Probably need something cheap, tiny, convenient for a few months (one person working in Times Square), then something for two people and possibly a cat for the remainder of the year.

What about the surround neighborhoods, if I were to be going to Midtown, Decatur, etc.? Thanks

Question: I'm from the UK temporarily working and living in a university city in Ontario, Canada for the 2009/2010 academic year. Due to the fact that I work from home a lot and have to transfer large files (via Skype/DropBox/FTP) from Canada to my labmates overseas, my landlady's internet usage has gone up since I've become a tenant. I think she's using
Rogers Express or Extreme Plan. If I'm understanding things correctly, according to the
Ontario Landlord/Tenant Act, Canadian landlords can't increase a rent until 12 months after a tenancy has started. What do I do?
