How do I evaluate the impacts of a short sale to determine if it is right for me? I would like professional advice from someone with an ethical if not fiduciary duty to me, be it a nonprofit consumer counseling agency, financial planner, or an attorney (what kind?).

My sister is going through a short sale in the state of Delaware. She's received two offers. One is fairly conventional, the person will put down 25% and finance the rest. He's offered $120k. The other offer is all cash, as is, no contingencies - but only $93,000.

Our condo in California is being sold at a short sale. We lived in the house for two years, our landlord loves us, but he has another house and it sounds like he's "underwater" on both houses. We've offered to buy the place, but everything I've read here and elsewhere on the interwebs make short sales sound like a tremendous nightmare. We really don't want to move. What are our rights, what should our strategy be? We've never owned a house before - help!

My wife and I need to get out of our house ASAP for reasons both financial and mental-health-related. I've been told we may need to look into a short sale, but researching the process is making my head explode.
What, if any, are our options? (more inside, obviously)

So I'm looking to buy a house, but my short-sale offer was rejected by the seller's lender. (I assume the seller's financial situation is not as dire as necessary for their bank to approve a short sale for them.) Any suggestions on how to buy the house without throwing money away?
