We have inherited a home in a retirement village in the Jacksonville Florida area. Prior to us inheriting it the home has been on the market for 2 years. The realtor lowered the price 6 months ago and tells us that it is best price in the area. The home has a 700 a month maintenance fee and we are anxious to sell so that we can divide the proceeds of the sale amongst the 3 children.
Our realtor is telling us that lowering the price now won’t do much because there are not any people coming through the area. What do you recommend? Should we place an ad? If so where? Is there a senior magazine for retires in the snow belt of who would be interested. What is the next best course of action?

I'm strongly considering putting in a offer on an income-restricted HDFC coop apartment in Brooklyn. I just straddle the income limits for 2009, but am well below it for 2006, 2007, and 2008, and the agent has assured me that won't be a problem, given the board an lawyer for this building (meeting the spirit of the regulations, if not the letter). I can afford to put down a large enough down payment so my monthly costs end up being slightly less than what my rent is now (with significantly more stability in cost from year to year). So I'm pretty sure this makes sense for me, but my only question is: is this a mistake in terms of eventually reselling the place?

Hi there -
Some years ago, I was working at a high end outdoor clothing store (think Patagonia, Arc'teryx, Marmot - etc.) and we had a Japanese gentleman who came in 1-2 times a season and usually cleaned us out of one particular style (usually men's Patagonia jackets) - therefore, we came to refer to him as "Gray Market Guy".
I've always been curious, is there any real money to be made in doing this?

My grandpa lives in Chicago and has decided to move into a retirement community (also in Chicago). We are not sure what to do with his condo. The mortgage is paid off, but the assessments come to about $550 a month with taxes being around $1000/yr. We would like to sell the condo at some point, but right now market is so bad that it might not be worth selling. We are considering renting it out, but have never had experience with renting. We believe we can rent it out for about $1,000 a month.
