What should I do about a (possible) problem renter who isn't paying on time and putting off late fees he owes me?
I'm renting out my condo and have been have been having a problem with getting the renter to pay on time. (This is the first time I've rented out to him the place.) He's always paid the rent portion in full, but he owes me $150 in late fees and has put it off, I want to snuff this out quickly and not make this a chronic problem. I moved out state about a month ago but explained to the renter that the check had to be postmarked on the first of every month to be mailed to me. I still have a bunch of local friends acting as 'property managers' who can go and break kneecaps if necessary.

I'm househunting (for rent) and sometimes I'll see on Craigslist a place that says "no credit check / no security deposit", even for fairly nice looking houses. This seems like it would attract all the deadbeat renters who can't get approved elsewhere. Why would a landlord/mgmt company risk losses on the house this way? Should I be extra alert when dealing with such a listing?

I'm planning to move to out of my current studio apartment in DC to a larger one bedroom in the Petworth neighborhood (though the northern end of Columbia Heights/southern 14th St Heights would be possible as well) in DC. I'm looking to start mid-July to August 1st.
I need some advice on what complexes might be worth looking at - there are plenty of apartment ratings and listings for more gentrified parts of DC, but very little there.

Appartment management companies have rediculously high credit requirements in Los Angeles. Is it legal for my mother to rent an appartment and for me and my roommate to just live there and pay rent? My mother would not be living there and the managment company probably wouldnt know. If this is not legal, what is the legal action that the management copany can take? This managment company does not accept co-signors. Please help!

Video camera rental advice: I'm looking to make an exceedingly simple, short video (an art project, if you will) and I'm looking to rent a fairly high quality camera to do it with. The condition is that I need a camera that can function reasonably (I'm not expecting miracles, here, but I don't want horribly washed-out, grainy business) in a very low-light situation. I'm applying for a small grant to do this, and I can't afford more than maybe $200 for a day's rental, $250 tops.

It's 4 am and I just woke up to a bathroom full of water. I'm renting in the Sierra's and it's been really cold, so one of the pipes burst and started leaking (the heat was on and I was home all day, though..). I called the emergency plumbers and they came to turn off the water. Now the situation is under control. How do I break this to my landlord? Should I call her now or can it wait till morning?

A potential new landlord told me that while my credit report came back a-ok, an issue came up on my "tenant report." I know this to be in error (the alleged "issue" occured before I even moved in to my current place). So do I have a right to view the report on me, like I do for credit? Whom do I contact in order to fix this item? They were very sketchy with the details, and this whole thing has left me even more jaded about renting. Ontario tenant filter: We are renting without a lease on a month-to-month basis: one of our roomies is really losing the plot and is about to be delinquent on paying rent for the 2nd month in a row. Are we going to go down with him? (the LL left a message last time saying 'Id like to remind you guys that the apartment is being rented for $900, not the $300 you individually pay'. But my dad seems to think that we are under "rooming house" rules where the LL is accepting rent from us individually and as long as I pay my $300 I dont have to worry. The only thing is that I cant find any info on what happens when you dont have a lease on the ORHT website.
