Renter's nightmare: Just signed a one year lease for a fairly expensive condominium. Deposit and partial first month are paid, not moved in. When we went to do a pre-move cleanup this weekend, the place stank of dog urine. What now? Help!

How much neighbor noise must we find ways to tolerate and how much quiet must naturally noisy neighbors learn to preserve when we all signed up to live in a complex with the motto, "A Quiet Place to Live?"

Landlord Fiasco Filter: landlord dug up entire yard to replace pipe, then disappeared for two months, leaving the entire yard a giant pile of dirt which has now turned to mud. And it's getting worse. He is unreachable. What to do? So much special snowflake after the jump.

My landlord said not to worry about paying for a sculpture I damaged, four months later wants to take payment out of my deposit - and wants me to determine how much I should pay even though she knows I don't know anything about antiques and have no money after she made me move out. How do I deal with this in a mature fashion?

I'm currently renting a flat unit in New Zealand which I will be moving out next month. My current rental agreement states that I do not need to have the carpet professionally cleaned before I move out. I have two cats in the house and the question was raised with the property agent before I moved in. They have agreed to let me have the pets in the house and on the rental agreement, it also states that they are okay with it.

My roommates kicked out our 4th roommate mid-month without consulting me and have since made several decisions that I believe have prevented us from finding someone for next month. I am not on the lease and my opinion has totally been discounted in this process, do I have any ethical (not legal) obligation to kick in for next month's rent?

Our house is in sad state of disrepair. We'd fix it if we could, but we don't own it. We'd be persistent with the "landlords" but, we don't pay rent or bills. How do I tell them in a forceful, but considerate way that the house needs to be fixed?

My boyfriend and I moved into an apartment with a classmate of his almost 2 years ago. We found a place in Park Slope, Brooklyn, which is notoriously expensive but which we were able to all afford by splitting the rent three ways. Our room was really big, with room for both our desks and a bed. His room is about half the size but he also got the whole hall closet. Now that my boyfriend and I have broken up and he's moved out, we have a little problem.

My fiancée and I rent our house, and the next door neighbor (who owns her home) has complained about trees from our yard overhanging into hers. The real estate has said they will pay for this, but our neighbor has to write to them to ask as much. Thing is, we don't really want to give our neighbor the contact details to our real estate, for reasons I will detail inside...
