Renting as non-desirable tenant

I’ve decided to finally move out of Madison, WI, for many reasons. I have traction now that my landlord won’t be renewing my lease, which expires in August, due to my lack of housekeeping. I’m hoping to move to Portland, OR, with Minneapolis in second. I’m aware that I’m not a desirable tenant at all for a number of reasons, and I’m trying to start strategizing now how to get an apartment of my own. More inside. [more inside]

Rent discount = bad marketing strategy?

I'm thinking of offering a temporary discount on rent to get someone to take over my less-than-ideal room in an awesome apartment--is this a viable marketing strategy or will such an unorthodox move scare off potential renters? [more inside]

Replace my curtains. And my shower door. Reasonable requests?

I rent a duplex from a retired couple who lives next door in the other half of the duplex. After living there for a year and a half, I'm planning on staying another year and would like to change some curtains and switch out the shower door. They've just raised rent (after reading in the paper how expensive rents were in our area, and thinking "Hm, we could be charging her more!" They told me this.) so I feel like now is a good time to negotiate. [more inside]

Rental filter: How worried do I need to be?

I'm looking for a place to live, and I have some anxiety about the rental history portion of my rental applications. I broke the lease for my last place -- for cause -- after living there for 13 years. The management company was worse than shady, and I am worried about them being called as a reference. How worried do I need to be, and how do I best approach this? The long story is within; you may skip to the TLDR if you'd like. [more inside]

To caulk or not to caulk?

In an Australian rental unit, how likely is it that our landlords will expect the caulking in the shower to be clean at move-out, and if they will, should we do the caulking ourselves to avoid paying a handyman for this simple but tedious and probably time-consuming job? [more inside]

Living with dirty landlords, and need to broach the subject of cleaning or leaving.

Currently renting a room in a couple's house-- they are my housemates and landlords. I am not liking the situation-- it's extremely dirty. How can I make the situation better, or broach the subject of leaving after I just moved in? [more inside]

Fake landlords

My friend, renting a room in a house, has found that the people he was renting from didn't actually own the house. He came home to find an eviction notice on his door and the locks changed. The fake landlords have moved all of their stuff out, changed their phone number, and are gone without a trace. Now my friend can't get to his stuff. [more inside]

movin' on up!

Getting out of a rental situation ASAP and in to a new place due to a relationship ending... Am having problems figuring out when to give notice and get into the new place in a timely manner but not screwing anyone in the process. Probably a very simple way to do this, but I'm clueless! Our house, is a very very sick house...

Our house is in sad state of disrepair. We'd fix it if we could, but we don't own it. We'd be persistent with the "landlords" but, we don't pay rent or bills. How do I tell them in a forceful, but considerate way that the house needs to be fixed? [more inside]
