Can I sublease my NY apartment while I'm gone for 1-2 years?

Our apartment in New York is rent stabilized and we love the neighborhood it's in. I was very, very lucky to find this place back back when I was single. But in April we are moving to London temporarily (maybe for two years?) because of a job my wife has taken. The dream scenario is that we could leave our furniture, find someone we trust to sublease to, and have the option to come back in two years. Or if things go terribly in London we could come back earlier. But there's a complicating factor and I don't even know if the rules would allow us to sublease for very long. Details below. Is e-mail legally binding in any way?

We're up to renew our lease and want the new lease modified so that we can keep our dog in the apartment. Our landlord refuses to modify the lease at all and suggested instead an e-mail stating that we are allowed to have the dog. Is this meaningful in any real way? [more inside]

Tenant's Rights / Electrical work question - Hudson County NJ

While I was dusting the blades on one of our ceiling fan/light units it made a loud grinding/zapping noise and fiery sparks flew out. Needless to say it is now turned off at the wall and will stay that way until an electrician takes a look at it.

Short version: our landlord doesn't want to send an electrician. I on the other hand do not want to be electrocuted or burn the building down. Is there a ballpark figure for how much an electrician might charge to inspect/repair the fan? And has anyone had experience with similar tenant/landlord issues in Hudson County NJ? [more inside]

How can I get released from my lease agreement?

When I moved into my apartment with my roommate, the manager at the time said we could remove or add roommates as we pleased and could even add a roommate and remove ourselves off the lease completely if we wanted to move away before the lease was up, so long as we notified the manager and signed a form. I am considering moving out before the lease ends. We now have a new manager and when I checked with her, she says this is not true, that I cannot be removed from the lease at all even if my roommate agrees to it. However, I looked over my lease and it seems to say that I absolutely CAN do that, as long as everyone agrees. (See extended for the exact lease quote.) [more inside]

This tenant does not look good on paper

Virginia Lease Question - Landlord threatening to withold deposit

Recently my toilet stopped working. I emailed my landlord to ask to send a plumber. The landlord suggested the I try to use a plunger and liquid plumber. I did both but was still unable to fix the problem. I told the landlord this in writing over email. A plumber was sent and fixed the problem. Now landlord is saying the I will have to pay this cost from the security deposit. Help? Should I be responsible for this charge? How should I proceed with my landlord? Thank you in advance.

Recovering cost of cancelled security deposit

Can a landlord charge a tenant the cost of a cancelled security deposit check? My least ended 5/31. My landlord sent out the security deposit 6/29. I never received the deposit, and asked repeatedly that it be re-sent. She agreed to cancel the check and re-send 7/13. I gave her my address, and today a letter sent 7/15 arrived containing the deposit less the cost of cancelling the previous check. I was supposed to get the deposit within 30 days.
