Tenants rights - landlord selling house, Oregon edition

Our landlord is selling our home. She's had the realtor and photographer round, and everyone agrees on principle that (a) landlord or agent has the right to access with 24 hours notice, (b) as tenants we're paying (full) rent and expect quiet enjoyment as a result, (c) we're not going to keep the house as a show home. We've just paid Jan rent in full. Our lease expires at the end of Feb, so Feb rent is "last months rent" which our landlord already holds. So we have no ability to withhold or negotiate rent. How old is too old to buy a house?

Is my apartment manager ripping off my security deposit with a fake law?

Moving out of an apartment in Los Angeles, I hired a cleaning company so I could get back more of my security deposit. The apartment manager wouldn't accept this, prattled off some civil code number, and said that he can only use his own contracted companies to "properly disinfect," and can't accept other companies other than his selected ones. What to do about elderly tenants in a house we might purchase?

I'm considering purchasing a house. It's a fantastic midcentury home, it's got the perfect square footage, a pool, a really cool atrium entryway, and it's structurally sound. It's also being used as a group home by about seven elderly people and one mentally disabled younger man. They seem very nice. One of the elderly men is living in the garage. It's not a converted garage, just a regular two-car garage with exposed structure and wiring, etc. The house is clearly not being maintained well, and frankly, it's pretty depressing to see. Can I insure my Digital camera against losing it?

having just lost an expensive digital camara, and having had to replace it, is their some type of insurance that covers losing such items? I know renters insurance covers you if you get broken into, but I'm more concerned with losing items in public. If there is something available, what does it cost, is it worth it ?? etc. I live in Austin, Texas.
