How to de-stink our rental deck?

Because of Reasons, Mr. Blues and I rented an apartment sight-unseen. We moved in last week. It is generally quite nice, but the balcony/deck absolutely reeks of urine. Evidently a previous tenant seriously neglected her dogs (and potentially cats? it smells like cat pee to me) and they used the balcony as a bathroom. It absolutely reeks. How can we and or the management company fix this? [more inside]

Should I tell a prospective landlord that I'm pregnant?

I'm pregnant, so my husband and I are looking for a larger place to live. We found a great house, where the landlord lives in a separate basement MIL unit in the house. Should I conceal that I'm pregnant (doable depending on what I wear) in case concerns about screaming babies might convince him not to rent to us? Or should I tell him up-front, since living in the same house as a landlord who doesn't want you there could be uncomfortable and stressful? [more inside]

Why can't I rent out high-value goods to people in the UK?

So this may sound dumb, and obvious.... I'm just thrashing out a question that I've been discussing with a couple of friends recently. Let's say I legally purchase a batch of high-value, trendy goods. It doesn't really matter what they are -- let's say the latest iPhone, for the sake of argument. Can I set up a store (online or in the high-street) renting them out to anyone who wants to agree to a contract with me? So let's pretend an iPhone 6 will retail at £500. If I purchase a batch of 100 at £400 each, and rent them out at £25/month for a 2 year contract, I make a good profit. Assume the iPhones are genuine, and that purchasers/renters are happy to arrange their own SIM cards, telecomms contracts, etc. These are working items. What are the reasons I couldn't do this? Is there any legal reason, or trading standards reason, that would prevent me from setting up a business doing this? [more inside]

Help me find this song, The Pulse edition

I was driving a rented van home about an hour ago and put on satellite radio, station 15, the pulse. A song came on, something like: Break, break, let the world fall off your shoulders. At first it sounded like lifehouse but then, near the end, a bit like dauhtry. It is not The Fray, Break Your Plans, but the melody in the word Break is similar.

Grad student, thinking of becoming Rental Agent for LL, or Buyer

Greetings! My LLs are about 85 and seem to be over being LLs. There are 11 units in my building, 3 of which were rented for the year, we had a 4th tenant but she moved out the 4th month. I secured all of these tenants. My LLs obviously could have made a lot more money if they rented all the units. I can easily get tenants and have no problem doing so, the only obstacle is the LLs, they do not get back to emails and lose many of the renters I get (I show them the unit and it takes the LL 2 weeks to email back). I have been in this place over 20 years and my head is spinning. I will need to put things in storage, and I have a cat. I am also a smoker. My costs will all be covered for the rental and storage and the moves (both to the rental and the final place I choose). I am in the NYC area. I have about three weeks to figure this out. Help! No time to breathe, let alone check Blue Book value

According to my trusted mechanic, the transmission on my aged buggy is shot (I haven't had 3rd gear for a while, and now the car has begun to have trouble getting into 2nd and 4th) and the car is not worth the cost of fixing it. Fair enough--except that I literally don't have time to buy another (used) one right now. Things will calm down slightly in the second week of May, but not until then. And while I'm aware of other options (the bus, taxi/car services), I don't have the time and money to rely exclusively on those until my schedule eases up. Nor can I afford to rent a car until then. So I'm wondering if anyone can suggest a short-term option that I might be overlooking, up to and including a Magic Car Fairy. Alternatively, if anyone has experience driving a car with this kind of issue and can tell me how safe (or un-) it is, I'd appreciate that input.

What am I on the hook for after breaking my apartment lease in Seattle?

I recently moved cross country, and had to break my apartment lease 3 months early in order to do so. I gave my landlords a month and a half notice, and they immediately began showing my place. When the time came for me to turn in my keys, I told them the date of my departure and gave them my forwarding address, and in their reply (via email), they did not indicate that they had not leased my apartment yet (otherwise I would have left an additional check for the month of October). Today I received a bill from them for the remainder of the rent on the lease, plus additional cleaning fees that were not subtracted from my deposit. The bill indicates that my deposit has been forfeited as well. I'm finding the whole thing a bit fishy though, because Craigslist does not indicate that my apartment is for rent (that's how I found the place initially), and they waited to SNAIL MAIL this bill until October 11th, when the rent was due on October 5th (they also have my email and phone number). As it stands, if I am on the hook, I will have to call them regardless, because a mailed check will not make it back to them by "within 7 days of the date of this notice (October 11th)". What can I do to address this situation? [more inside]
