my move out date is after my lease expires. how bad is it?

I rented a new apartment with a lease starting on September 1st. My current apartment's lease ends 8/31. I foolishly thought moving out on 9/1 was standard practice. My landlord assures me it is not. Now what? [more inside]

There's a hole in my siding, Dear Liza, Dear Liza

I drove by my rental property today and it appears that my idiot tenant has backed into the front of the house within the last few weeks. The damage looks like this, with the damaged area measuring about a foot tall at its longest point. Is this an appropriate DIY project for someone with only basic levels of handiness, and if not, what professional do I call? [more inside]

Recycling dumpster always full. Seattle landlord blames tenants.

The recycling dumpster shared by about 30 people in an apartment complex fills up to the top and overflows the second or third day after it is emptied. It's been this way for a few months now, after some changes in the tenant count and removal of one dumpster. Landlord says people need to use the recycling dumpster space more efficiently, refusing to get more recycling space and passing on overflow pickup costs in building fees. How can I fix this problem? Living in own rental duplex?

My wife and I are in a position to possibly buy the duplex we have rented for many years. Ownership would entail renting the other half of the building to a tenant. That half is currently unoccupied. We have never been homeowners or landlords before. Has anyone ever lived in the same building as their tenant? I can think of both perks and nightmares. Any considerations or advice to the reality of that scenario? You are not our lawyer, etc. Thanks.

Hardly shabby chic

My rental house's paint is peeling and generally looks incredibly shabby. My landlord said (verbally) when we moved in last July that he planned to paint it in a few months. A year later, it still hasn't been done. I've asked for updates several times and he says it's on the top of his list but temperature/weather have gotten in the way. Other than that I don't have anything in writing. Complication: his wife is hospitalized with stage IV cancer. He's notified tenants of this as a reason why he's less than responsive lately. Other than the painting issue, he's a great person/landlord. Should I press the issue? If so, what can I do? I'm really torn because his reasons are valid, but my house looks so bad at this point that I'm embarrassed to have guests over.

How to handle a goober for a landlord?

I've got eleven months to go on a lease, and a whole slew of problems with a new (to me) apartment, and a cheap, possibly negligent landlord. How do I remedy them? LOTS of details inside. But if you don't want to read the whole kit-and-caboodle inside here are the Cliff notes: (a) Landlord took more than weeks to fix the unusable bathroom sink; blamed the repairman. (b) Landlord expects me to find/select/transport the washer/dryer he’s obligated by lease to provide, and was missing on our move-in, and for less than $200. (c) Landlord flat-out refused to clean disgustingly smelly carpets we encountered on moving day (d) Landlord reneged on verbal agreement to replace crappy kitchen linoleum (e) Landlord made repeated, guilt-trippy and borderline abusive calls about first month's rent, and (bonus) (f) makes (super odd) references to lesbians. [Way too many details inside; you probably don't need to bother reading unless you want specific specifics] [more inside]

Am I legally entitled to a buzz?

After signing the lease and paying the deposit, the owner is asking me to sign a release saying that I know that the door buzzer system does not work and will not be fixed. Is a buzzer something that I'll wish that I had, or will I be fine just having people call when they need to be let in? The buzzer wasn't mentioned either way before I signed the lease (but I saw that the building had a buzzer system without thinking to check it). I wouldn't want to try to get out of the lease and have to redo my apartment search, but it does seem a bit weird not being warned about this in advance. Do I have any recourse? Can I force them to fix it or to give me some sort of discount on my rent, or should I just let it slide? [more inside]
