Is this actually a lease?

We signed a lease for a place and it's been a debacle and we haven't moved in yet. Is our lease legally binding if it wasn't countersigned and the owner hadn't closed on the place when we signed it? [more inside]

How to de-stink our rental deck?

Because of Reasons, Mr. Blues and I rented an apartment sight-unseen. We moved in last week. It is generally quite nice, but the balcony/deck absolutely reeks of urine. Evidently a previous tenant seriously neglected her dogs (and potentially cats? it smells like cat pee to me) and they used the balcony as a bathroom. It absolutely reeks. Should I tell a prospective landlord that I'm pregnant?

I'm pregnant, so my husband and I are looking for a larger place to live. We found a great house, where the landlord lives in a separate basement MIL unit in the house. Should I conceal that I'm pregnant (doable depending on what I wear) in case concerns about screaming babies might convince him not to rent to us? Or should I tell him up-front, since living in the same house as a landlord who doesn't want you there could be uncomfortable and stressful? [more inside]

Applying for rental house - need advice

Husband and I are seeking a rental home. We found a nice house and the landlord has invited us to apply. Last time we applied for rental the property manager had us do a credit/background check via an online service. This new landlord gave us a paper form asking for SSN, DOB, our checking and savings account numbers, employment history, and other info. The landlord is an older person with a couple investment properties. I'm sure this is not a scam, but I am reluctant to hand all my ID and bank numbers to a stranger. Advice? Anyone know a simple, reputable online background checking service that I can suggest to this landlord? We would pay the fee. My goal is to make the landlord comfortable so we can lease the house. The Seattle rental market is very tight. This landlord has his pick of many worthy applicants. We have excellent credit, references, etc.

Living in own rental duplex?

My wife and I are in a position to possibly buy the duplex we have rented for many years. Ownership would entail renting the other half of the building to a tenant. That half is currently unoccupied. We have never been homeowners or landlords before. Has anyone ever lived in the same building as their tenant? I can think of both perks and nightmares. Need tips and strategy for getting a rental house. Our rental market is very tight (in north Seattle). Landlords can afford to be picky. At first glance, we don't look like ideal tenants. Hardly shabby chic

My rental house's paint is peeling and generally looks incredibly shabby. My landlord said (verbally) when we moved in last July that he planned to paint it in a few months. A year later, it still hasn't been done. I've asked for updates several times and he says it's on the top of his list but temperature/weather have gotten in the way. Other than that I don't have anything in writing. Complication: his wife is hospitalized with stage IV cancer. He's notified tenants of this as a reason why he's less than responsive lately. Other than the painting issue, he's a great person/landlord. Should I press the issue? If so, what can I do? I'm really torn because his reasons are valid, but my house looks so bad at this point that I'm embarrassed to have guests over.
