My wife and I are in a position to possibly buy the duplex we have rented for many years. Ownership would entail renting the other half of the building to a tenant. That half is currently unoccupied. We have never been homeowners or landlords before.
Has anyone ever lived in the same building as their tenant? I can think of both perks and nightmares. Any considerations or advice to the reality of that scenario?

Need tips and strategy for getting a rental house. Our rental market is very tight (in north Seattle). Landlords can afford to be picky. At first glance, we don't look like ideal tenants.
Our situation:
We are putting our big fancy house on the market. We've been wanting to downsize for a long time. Just now, the market timing is very good. Our property is desirable and we can expect a decent price, and equity pay-out at closing.
When the house sells, we plan to rent a small house in North Seattle. Looking for a 6 month to 1 year lease.

My rental house's paint is peeling and generally looks incredibly shabby. My landlord said (verbally) when we moved in last July that he planned to paint it in a few months. A year later, it still hasn't been done. I've asked for updates several times and he says it's on the top of his list but temperature/weather have gotten in the way. Other than that I don't have anything in writing. Complication: his wife is hospitalized with stage IV cancer. He's notified tenants of this as a reason why he's less than responsive lately. Other than the painting issue, he's a great person/landlord. Should I press the issue? If so, what can I do? I'm really torn because his reasons are valid, but my house looks so bad at this point that I'm embarrassed to have guests over.
