I'm looking to rent a studio or one bedroom apartment in Arlington, Virginia within walking distance of the Courthouse or Clarendon Metro stations. After a week or so of pretty intense searching (dozens of calls, two days spent wandering around) I finally found and visited a place in my price range (under $1250) a 10 minute walk from Courthouse. Unfortunately online reviews (20 or so) are largely (80%) negative and frequently mention roaches and bedbugs. How do I decide whether I can look past this or not? How do I broach the topic with the management?

Los Angeles slumlordfilter: management company cashed our check for the usual rent amount last week (verified w bank), management company left us a "pay rent or quit" notice yesterday claiming we were short on rent and must pay within 3 days, calls to management company have led the voice mail box of the bookkeeper who has yet to pick up the phone or call us back. We're on day 2 and it's a Friday. Given they actually received rent in full, how worried should we be that they'll f us over even though this is entirely their own error?

I'm renting an apartment in Denver, CO, and the property manager is asking I pay a deposit in the form of a money order mailed to his address or delivered to the onsite manager to hold the apartment. I've checked the property out with the onsite manager, and it looks great. Worryingly, the application says that if offered the apartment and I refuse to sign the lease, the deposit will be kept. Is this normal, and is there anything else I should be worried about?

A friend of mine is thinking about renting in an apartment in Washington DC, near P St NW and 4th St NW. Based on some internet research, it looks like this is the Truxton Circle or Shaw neighborhood, but we're not quite sure about that. She's a single white female in her mid-twenties, and will be a student keeping irregular hours. She has a car, and has lived in major cities before, though always in relatively safe areas. How safe is this neighborhood? What is the crime situation like? Will she be comfortable walking around alone at night?

I rent a house in a fairly nice part of town. My landlord has owned this house for more than thirty years - the mortgage has long since been paid off. He lives in the same town, in a multimillion dollar place, in a gated area. He has a lot of money, and I don't know what my rent goes to, but I am guessing it's a drop in the bucket for him.
