My wife and I have a rental property, and it's basically one headache after another - and worse, it's costing us money every month. I need help! But I'm not sure where to go for sound advice. [more inside]
We are thinking of moving out of the city to live in a suburb of Boston. It seems like a mysterious, scary, massive step to take. Do you have experience in real estate? Have you moved from the city to a suburb? Please help us think through the pros, cons, and logistics of buying a house for the first time, like we're 5 years old. [more inside]
If I wanted to buy a house or condo in a distant state as an investment, and I had an opportunity to buy a place outright, with tenants and leases already in place, should I? How about outright but sans tenants? More info within. [more inside]
What kind of rights does the owner of a home have when they agree to rent out their home through a rental management company? [more inside]
Married, and have some savings. Does it make sense buying a condo just for giving it out as rental? Caveat - I may have to sell it off in about 3-4 years though so I'm wondering whether it'll all be worth it. [more inside]
I'm looking to rent a studio or one bedroom apartment in Arlington, Virginia within walking distance of the Courthouse or Clarendon Metro stations. After a week or so of pretty intense searching (dozens of calls, two days spent wandering around) I finally found and visited a place in my price range (under $1250) a 10 minute walk from Courthouse. Unfortunately online reviews (20 or so) are largely (80%) negative and frequently mention roaches and bedbugs. How do I decide whether I can look past this or not? How do I broach the topic with the management? [more inside]
I own a condo in northern Virginia that I have been renting out for a few years and I have an applicant to move in...from overseas. He is post-doc at a government agency that has a two year appointment. What kinds of information should I gather to screen him as a tenant? And how do I deal with the broken lease from the previous tenant? [more inside]

Our house in the Chicago suburbs has been on the market for a year, and isn't selling. Should we drop the price till it hurts even more, or try to rent it out and hope the housing market doesn't fall even more? [more inside]
I am looking to find out overall statistics for property rentals in NY for 2009-2010. I am trying to write a letter to prevent a rent hike and I want to fill it with some statistics to help better illustrate my point. Thanks in advance.

Multi-unit property, single utility meter. Unit size/occupancy varies widely, and so does the monthly bill. What's a fair (to both parties) way to bill tenants for utilities since their actual usage cannot be determined?
NYCaptFilter: I'm moving to NYC (yay!) and sorry, but I'm going to drive you all nuts with questions for the next few weeks. #1: Best way to find an apartment? I know the city, but would like tips on finding a good place. Broker? Classified listings? Pitfalls to avoid? How do I find something rent stabilized? Any opinion about rentdirect.com? I promise to host a meetup when I get settled.
I own a house near College Park, MD and am renting it out to tenants now. The problem is the yard, which is in a real state of disrepair. Because I'm thinking about selling it next year, perhaps, I'd like some advice on taking a troublesome yard to a selling feature for as little money as possible. I assume I'll need to have the yard re-seeded, but I don't know what else is required or might help the situation. Keep in mind that I won't be there to do any of the work myself-- I'll be relying on 3rd parties to do it... Any words of wisdom from people who know something about this stuff?
