Rent question (grace period falls on holiday) Oregon

My friend rents an apartment. According to the lease he signed there is a 4 day grace period before his rent is considered late. (He sometimes pays on the 4th of the month because of when he is paid). This month the grace period involves the July 4 holiday. [more inside]

Is it legal for my landlord to do this?

My lease, like most, says that subleasing is not allowed without manager's consent. I came in on a sublease and later let the manager know I was planning on subleasing. She just declared she will not accept any subleasing any more. Does anyone know if this is legal for her to do this? It's breaking faith, but not breaking the literal contract. FYI, I live in Missouri.

How can I get released from my lease agreement?

When I moved into my apartment with my roommate, the manager at the time said we could remove or add roommates as we pleased and could even add a roommate and remove ourselves off the lease completely if we wanted to move away before the lease was up, so long as we notified the manager and signed a form. I am considering moving out before the lease ends. We now have a new manager and when I checked with her, she says this is not true, that I cannot be removed from the lease at all even if my roommate agrees to it. However, I looked over my lease and it seems to say that I absolutely CAN do that, as long as everyone agrees. (See extended for the exact lease quote.) [more inside]

Can my landlord charge me for a diagnosis?

Long story short, my dryer was not working no matter what setting I put it in, so I had my property manager send a tech over to look at it. Apparently, it worked just fine when he came over to take a look. My property manager is charging me $50 for the tech on that day. Are they allowed to do this? I don't think it's written anywhere on my contract that they can charge me over a diagnosis. I will take this to small claims court if needs be.

Should I continue this fight with my landlord?

Towards the end of September, I realized that the property management company did not cash my rent check. I called the company and asked if they had received it, to which they said they had not. I feared it lost in the mail, so I called my bank to ask how much it would cost to cancel a check, which is $15. Trying to save myself some money, I went down to the office to talk to the property management company in person. The surly man at the front desk informed me that my rent was overdue, that I should cancel the lost check and write a new one. I explained to him I didn't want to have to pay for it, and could he take a new check to cover my rent and not cash the old one if it arrived? I had brought with me a letter I had written which very clearly stated the problem with my rent not being paid on time and the costs associated with cancelling a check. I detailed which check # was lost in the mail, which was the new check # and to please DO NOT CASH the lost check if it showed up. He said he would give it to the rent manager. Fast forward to a week later when both checks have been cashed. It was so much money that my account went negative and now I've been charged a bunch of fees by my credit union! Should I fight my landlord to get them to pay for these fees? [more inside]

My landlord locked the thermostat and it's not in the lease

Just started renting at a new apartment. The lease includes a flat fee for utilities, but does not state that the landlord will have control over the thermostat/have the thermostat locked. I was never told that the thermostat would be physically locked and the lease makes absolutely no mention of it. In fact, the only thing in the lease about utilities is his single hand-written line stating "$100 flat fee for utilities a month." [more inside]

Should I pay a deposit despite a weird clause in the application?

I'm renting an apartment in Denver, CO, and the property manager is asking I pay a deposit in the form of a money order mailed to his address or delivered to the onsite manager to hold the apartment. I've checked the property out with the onsite manager, and it looks great. Worryingly, the application says that if offered the apartment and I refuse to sign the lease, the deposit will be kept.
