Help me prepare to talk to a real estate lawyer.

I will be seeking a consultation with a real estate lawyer to talk about an issue with my property line which is the side of my house. Unfortunately there is a negative gradient and a lot of water coming onto my property (and into my basement) from the adjoining property. I have an easement for "ingress & egress" on that property. The landowner there has not responded to my repeated requests to correct the negative gradient. [more inside]

Help me buy my first house!

My partner and I have saved a deposit of $50,000 to put down on a house. We're looking for a one bed flat around the Gastown area of Vancouver BC, which we may end up renting out while we move to the US for a couple of years for work, but I have no idea how to go about this. [more inside]

Selling Real Estate, and Not Buying Again Immediately

My house sold earlier this month. I am not buying a new house right away, but... maybe? How long can I wait? How will this affect taxes? And if I could buy property, should I in order to avoid penalties (if there are any)? You are not my lawyer or my accountant, but way more details with a little bit of drama after the jump. Real estate: can our seller back out of the contract since we were late in satisfying a Notice to Perform?

We're in escrow on a house in southern CA, and were recently the unhappy recipients of a Notice to Buyer to Perform (or more accurately our realtor was, by email.) We got the contingencies lifted but did not quite do so within the 48 hour period dictated by the form, and now the seller wants out. Can they now back out legally? [more inside]

Need a Real Estate / Property lawyer in Toronto

I need a lawyer in Toronto for Real Estate / Property issues. Specifically, the state of an adjacent property (in violation of multiple orders from the city) seriously affecting ours. Would ideally know the magic password to get the Building Standards people to do their job. Otherwise, any and all other avenues that can be pursued.

Reluctant Trustifarian

Is there legal recourse for an untruthful house listing?

The home inspection revealed that the house we're trying to buy, listed as having a garage, does not have a functional garage. What, if any, legal recourse do we have? (i.e. are we entitled to compensation from the seller?) [more inside]
