I am advising on the creation of a web portal for the sales of homes. One of the concerns is that buyer and seller will find each other via the site but then carry out the purchase on their own, cutting the site out of a potential "intermediary" fee.
Does anybody have any ideas / experience on how this can be addressed?

I'm having a really hard time finding a reputable mortgage broker. The property is in Boston, MA, but I'm willing to work with someone in another state. The most important thing is that they're not slimy or condescending. Can you recommend someone in my area? Anyone to avoid?

We have a property with a house and garage, and we are going to have the unrepairable house torn down. Our insurance company says they can't insure an outbuilding, because they only insure houses. We really don't want to leave the house standing, but the garage is new and we'd like to keep it. Any suggestions?

I just bought what was once a very nice house in Maplewood, NJ (Essex County). It has become very rundown and was assessed by our mortgage company at a value of 340,000 in it's current condition. It was a great deal and after a little work will be amazing. Is there a way to have it's taxation rate changed based on the purchase price? Currently, it's very high. Is there somewhere I can go locally to ask about this? Also, anyone know how the property tax cuts will play out in NJ.

What are the best low cost or free web sites for researching real estate information and statistics?
I'm primarily interested in current appraisals, past sales history and property taxes for a single address, and also current and historical inventory of homes for sale (# of MLS listings) in a single town or zip code.
I'm aware of Domania.com. Any others? I had access to realquest.com for a short period of time, but they are rather expensive for individual use.
