My mom and I want to transfer her house to me, her son as cheaply and quickly as possible. We live in Columbus Ohio Franklin county if that helps. I'd prefer not to have to pay a lawyer or whatever but I will if it's necessary to get it done quickly. Having it completed within 10 days would be great, is this possible? and how do we do it? websites, phone numbers, etc. would be helpful!

I have been battling with the sprinkler system at my house for almost a year (
previously on MeFi) and I am about to give up as it appears that it has gotten the better of me, here is a brief history...
When we moved in the outdoor watering system was a mess, there were drip lines on 24 hours a day, many of the sprinkler valves were not working properly, etc. I have spent many hours fixing, replacing and getting a better understanding of what is going on out there, I found multiple system and wiring all dead from neglect, quite a mess.

This Christmas we were told by my Dad that he will be giving us his house when he moves out of state. It doesn't have a functioning kitchen (no sink, just a fridge and a microwave and he washes his dishes in a tub with water from the bathroom) The house has charm, and there could be plumbing problems and it's also in a dicey neighborhood. So my question is this:
What do we do with this house? Fix it up enough to live in it for the price of utilities and taxes for a few years so we can go back to school? Try to sell it without even fixing it (we'd get maybe $20,000). Fix it up and become landlords after living there for a few years?

From what source does the authority to require building permits and inspections derive? I've dealt with this whole process before, but every time I have to, I think, "But hey - it's _my_ property! I paid for it, I pay taxes on it, and I pay for the upkeep. As long as I don't build something that could potentially damage or destroy the property of another, why do I need 'permission' from the government?" I know there are lots of issues involved, but when did we, as a nation, give up the right to do what you want on your own property, and is there a way of getting that right back?
