I may need to take my tenant to Small Claims Court, and I would like some advice. [more inside]
It's 7:30 on a Sunday night and my landlord has contractors varnishing the floors of the downstairs apartment. It is filling the house with a noxious odour and loud banging noises. I live on the top floor of a house with two other apartments below in Toronto, Ontario, Canada. We were not informed that there would be workmen in the building. Is he within his rights to have contractors doing work at this hour?
Question: I'm from the UK temporarily working and living in a university city in Ontario, Canada for the 2009/2010 academic year. Due to the fact that I work from home a lot and have to transfer large files (via Skype/DropBox/FTP) from Canada to my labmates overseas, my landlady's internet usage has gone up since I've become a tenant. I think she's using Rogers Express or Extreme Plan. If I'm understanding things correctly, according to the Ontario Landlord/Tenant Act, Canadian landlords can't increase a rent until 12 months after a tenancy has started. What do I do? [more inside]
I'd like to know how to deal with an unwanted "guest" living in an apartment that I'm paying rent for. [more inside]
Does my landlord have to give me advance notice if he's going to shut down the building's water for a few hours? This is in Ontario. [more inside]
My landlords want to kick me out and move into my apartment. They gave me the 60 days notice, but I have some questions about the validity of their notice. [more inside]

My fiance and I made the mistake of renting from a young friend of mine who just bought her first house here in London, Ontario, Canada. We have been here since November 1st with nothing but trouble - construction which pushed back our move-in date by two weeks and then continued for weeks afterwards, incredibly loud dogs (she has 3 dogs upstairs who are almost always in cages) not to mention domestic fights from upstairs. I've heard that one can sever certain contracts they sign in Ontario if it's within the first 10 days of signing. If this is true, does it also apply to a lease on a house?
NoWaterFilter: My landlord had to shut down the water on Saturday and only gave me a couple of hours warning. It's Monday and it's still not on. I'm in Ontario and I'm wondering what my rights are in this situation. [more inside]
