Shes finally leaving! Now what?

This question is part law, part human relations. I need to know how to handle a situation when only one person wants to break out of a lease. Are they allowed to break out without the consent of the other lessees? And if not, should we let her? Details inside. [more inside]

Living in own rental duplex?

My wife and I are in a position to possibly buy the duplex we have rented for many years. Ownership would entail renting the other half of the building to a tenant. That half is currently unoccupied. We have never been homeowners or landlords before. Has anyone ever lived in the same building as their tenant? I can think of both perks and nightmares. Any considerations or advice to the reality of that scenario? You are not our lawyer, etc. Thanks.

I think that I was scammed for two months' rent ($4,200) in NYC -- what can I do?

So I've found myself in a bit of a sticky situation and need advice. I recently subleased a studio in Manhatttan for a couple of months (April and May) from a guy ("John") whose lease expires at the end of May. He seems like a decent, reliable guy. He said that he's moving back home for a while to start a company (different state), and that he recently quit his job (financial services industry, upon looking him up myself). On move-in day, after helping him pack his car, he gave me the keys and was on his way. [more inside]

Am I currently an at-will tenant?

Massachusetts rental filter: I signed a lease for a term of one year back in 2010. As stipulated in the lease, I informed my landlord in writing of my intention to stay for another year. That year would end in June 2012. Am I currently an "at will" tenant? I found another place that is more affordable and want to give 45 days notice to vacate, but I am unsure of where I stand. Help me break my lease without being financially punished

I have lived in an absolute shit apartment in Ohio for almost 3 years and it's time to get out. This will require me to break my lease. How much notice (absolute minimum) am I required to give a landlord before moving out? Can my apartment complex restrict my acces to cable Internet?

Can my apartment keep me from receiving cable Internet from a 3rd party, if I don't order the apartment's basic cable plan? They shut off my Internet today, can they do this? Here's the deal - I moved in 2.5 months ago. the complex offers their own cable package through Time-Warner, for $45 dollars a month. I signed the paperwork to turn it down, but told them I planned on getting cable Internet. They never said I couldn't, or that it wasn't an option (there is only one cable company in the area, and DSL is available as an alternative). So the cable guy comes, hooks everything up, I have the Internet only for $29.95 a month, through Time-Warner, which i've been paying, to them. Sounds peachy, right? Not do much... [more inside]

Let's Make a Deal

How can I get the best deal on a car? Based on my previous question, I haven't decided if I am going to buy or lease. Should we lease land for a solar farm?

Should we lease our land to a solar energy company? We were approached by a solar energy company that wants to lease 5 acres of our family (3 generations) land in Ontario, Canada for solar collectors. We are having some lawyers and other folks make recommendations and look over contracts, etc. What sort of things might we be missing? Will our neighbors hate us? Rolling in My Hooptie

Help me decide how to finance my vehicle purchases. I need to get two cars for my family. Could be new, could be used. I want both of these cars to have very high safety ratings. Everything else doesn't really matter. I could pay cash for two new cars, but that just seems stupid to do on a depreciating asset. Is the best course of action to find two used, yet reasonably new cars and pay cash? What if we like having new cars? Should we just lease two new vehicles? I have read that the best course of action is to buy a used car and drive it into the ground. That's great, but what if I leave the country again in 5 years. And do I really want to be driving around in a Hooptie in ten years. How do I approach the whole buy new / used, lease issue.
