I will be renting my house to a friend shortly (June). What resources (web sites, books, etc.) would you recommend on such various issues as; drawing up a lease, potential problems & how to avoid them, things I might be forgetting, etc.

Massachusetts rental filter: I signed a lease for a term of one year back in 2010. As stipulated in the lease, I informed my landlord in writing of my intention to stay for another year. That year would end in June 2012. Am I currently an "at will" tenant? I found another place that is more affordable and want to give 45 days notice to vacate, but I am unsure of where I stand.

I want a reduction in rent, but landlord hasn't renewed the lease yet. I have rented an apartment located in Virginia for the past year; the location is wonderful and the unit is spacious, but the management company is less than ideal. I'm willing to put up with that if I can get a reduction in my rent. Do I have a chance? What do I say?

I have lived in an absolute shit apartment in Ohio for almost 3 years and it's time to get out. This will require me to break my lease. How much notice (absolute minimum) am I required to give a landlord before moving out? How do I avoid being financially punished for the lease-breaking (as in, not paying for the remaining months on my lease and I also want my damn security deposit back).
Lots of details inside for those interested.

My NYC landlord offered a lease renewal on my rent-stabilized apartment, but with a rent adjustment that appears to be too high. It's a bit more complicated than that, though.

My landlord is also one of my housemates. His dad is apparently taking over the landlord duties, but he (the father) is not listed on my lease. Today there was an unsigned notice up that my rent will now be either mailed or deposited into a specific bank account. What should I do to make sure I am covered in this situation?

Can my apartment keep me from receiving cable Internet from a 3rd party, if I don't order the apartment's basic cable plan? They shut off my Internet today, can they do this?
Here's the deal - I moved in 2.5 months ago. the complex offers their own cable package through Time-Warner, for $45 dollars a month. I signed the paperwork to turn it down, but told them I planned on getting cable Internet. They never said I couldn't, or that it wasn't an option (there is only one cable company in the area, and DSL is available as an alternative). So the cable guy comes, hooks everything up, I have the Internet only for $29.95 a month, through Time-Warner, which i've been paying, to them. Sounds peachy, right? Not do much...

How can I get the best deal on a car? Based on my
previous question, I haven't decided if I am going to buy or lease. For either path, what techniques and tactics should I employ to get the best deal. Where can I find reliable information on prices? Do I play dealers off of one another? This question is not about buying vs. leasing. Let's just assume I am going to buy one car and lease another. How do I get the best deal on both?

Should we lease our land to a solar energy company? We were approached by a solar energy company that wants to lease 5 acres of our family (3 generations) land in Ontario, Canada for solar collectors. We are having some lawyers and other folks make recommendations and look over contracts, etc. What sort of things might we be missing? Will our neighbors hate us? In 10 years, what will make us say, "didn't see that coming?"

Help me decide how to finance my vehicle purchases. I need to get two cars for my family. Could be new, could be used. I want both of these cars to have very high safety ratings. Everything else doesn't really matter. I could pay cash for two new cars, but that just seems stupid to do on a depreciating asset. Is the best course of action to find two used, yet reasonably new cars and pay cash? What if we like having new cars? Should we just lease two new vehicles? I have read that the best course of action is to buy a used car and drive it into the ground. That's great, but what if I leave the country again in 5 years. And do I really want to be driving around in a
Hooptie in ten years. How do I approach the whole buy new / used, lease issue.
