Washer broke and we think it's the motor. Landlord said it's old and it's on us to repair if we want but she wouldn't be surprised if the machine's time was just up and she wasn't going to replace it (nor ding us on our security deposit if we moved out and it was still broken). I don't agree that we should just deal with it. How would you, as a normal human who has rented places before, interpret the relevant section of the lease (inside) and take this up with her?

My wife and I are in a position to possibly buy the duplex we have rented for many years. Ownership would entail renting the other half of the building to a tenant. That half is currently unoccupied. We have never been homeowners or landlords before.
Has anyone ever lived in the same building as their tenant? I can think of both perks and nightmares. Any considerations or advice to the reality of that scenario?
You are not our lawyer, etc.
Thanks.

Massachusetts rental filter: I signed a lease for a term of one year back in 2010. As stipulated in the lease, I informed my landlord in writing of my intention to stay for another year. That year would end in June 2012. Am I currently an "at will" tenant? I found another place that is more affordable and want to give 45 days notice to vacate, but I am unsure of where I stand.

I own a rowhome and will be renting it out for the first time ever. I need advice so I am neither a slumlord nor a pushover setting herself up for lawsuits or squatters. I have not been a renter in about a decade so I'm a little stale on the whole process, plus I've never been a landlord before. More inside!

I own a condo in northern Virginia that I have been renting out for a few years and I have an applicant to move in...from overseas. He is post-doc at a government agency that has a two year appointment. What kinds of information should I gather to screen him as a tenant? And how do I deal with the broken lease from the previous tenant?

My friend, renting a room in a house, has found that the people he was renting from didn't actually own the house. He came home to find an eviction notice on his door and the locks changed. The fake landlords have moved all of their stuff out, changed their phone number, and are gone without a trace. Now my friend can't get to his stuff.

One of my roommates is in the military, he just got noticed that he is going to be redeployed in May/June. Our other roommate recently moved out and we are subletting her room for her. The lease doesn't technically end until October 2010, but I would prefer to go earlier. Can I somehow piggy back on my roommates rights to break the lease as of the Service members Civil Relief Act (SCRA)?

Los Angeles Housing Filter: Three names and signatures on our lease. One person wants out, and to substitute another individual in his place. Any experience with who typically needs to consent here? Leaving Person + Landlord? All Tenants + Landlord? Yes, we may need a lawyer, but we're still being civil enough not to call in the big guns, and any advice/resources provided here may be sufficient.

I'm about to sign a lease with a peculiar clause about carpet cleaning. I have had a lot of leases before and I don't recall ever seeing anything quite like this. I'm wondering if it's just a standard thing I haven't seen before, or if it's unusual or even unlawful.

Complicated, messy NYC roommate/landlord question: 4 roommates share a 3 bedroom converted into 4 (with permission).
