So I've found myself in a bit of a sticky situation and need advice. I recently subleased a studio in Manhatttan for a couple of months (April and May) from a guy ("John") whose lease expires at the end of May. He seems like a decent, reliable guy. He said that he's moving back home for a while to start a company (different state), and that he recently quit his job (financial services industry, upon looking him up myself). On move-in day, after helping him pack his car, he gave me the keys and was on his way. [more inside]

If a tenant's safety is severely threatened, can they legally bypass the lease agreement and break the lease? [more inside]
My roommate wants to move out, and has found some random guy to sublease. I'm not comfortable living with Random Guy. What can I do to keep this from happening? [more inside]
How do I pick the right tenants to sublet (or swap for) my apartment, and how do I help them feel at home?
Have you done a short-term sublet (or housing swap)? If you were the renter: how did you evaluate applicants, and how did you help your subletter feel at home? If you were the subletter: what worked, and what do you wish the renter had done for you or told you? I'll be subletting my apartment in NYC but I'd love to hear from people in all areas & situations. [more inside]
