Our lease is up, but we paid the last months rent... what to do?

My wife and I rent a house in Seattle and our 12-month lease ended in February. We're now month to month. The issue is, we paid the last months rent when we signed the lease... then also paid rent the last month of our lease. [more inside]

Can I get sued in civil court if plaintiff is in a different state?

1) From what I can tell, a plaintiff can only successfully sue a defendant in another state if the defendant owns land or was in a traffic accident in that state? What if it is not a traffic matter and the defendant does not own land, but technically has an apartment lease (but not residing in said apartment)? 2 If so, what is the likely outcome in court in this situation? Applying for rental house - need advice

Husband and I are seeking a rental home. We found a nice house and the landlord has invited us to apply. Last time we applied for rental the property manager had us do a credit/background check via an online service. This new landlord gave us a paper form asking for SSN, DOB, our checking and savings account numbers, employment history, and other info. The landlord is an older person with a couple investment properties. I'm sure this is not a scam, but I am reluctant to hand all my ID and bank numbers to a stranger. Advice? Anyone know a simple, reputable online background checking service that I can suggest to this landlord? We would pay the fee. My goal is to make the landlord comfortable so we can lease the house. The Seattle rental market is very tight. This landlord has his pick of many worthy applicants. We have excellent credit, references, etc.

Rent and eviction with roommates in California.

Renter A has a lease and takes on a roommate, who doesn't sign on to the lease and then doesn't pay their share of the rent. A wants them evicted but can't get them out on their own. What, in California, can the owner of the property do to evict the roommate, while leaving the initial renter? Does the owner have any recourse since the roommate isn't on the lease? [more inside]

Should I continue this fight with my landlord?

Towards the end of September, I realized that the property management company did not cash my rent check. I called the company and asked if they had received it, to which they said they had not. I feared it lost in the mail, so I called my bank to ask how much it would cost to cancel a check, which is $15. Trying to save myself some money, I went down to the office to talk to the property management company in person. The surly man at the front desk informed me that my rent was overdue, that I should cancel the lost check and write a new one. I explained to him I didn't want to have to pay for it, and could he take a new check to cover my rent and not cash the old one if it arrived? I had brought with me a letter I had written which very clearly stated the problem with my rent not being paid on time and the costs associated with cancelling a check. I detailed which check # was lost in the mail, which was the new check # and to please DO NOT CASH the lost check if it showed up. He said he would give it to the rent manager. Fast forward to a week later when both checks have been cashed. It was so much money that my account went negative and now I've been charged a bunch of fees by my credit union! Should I fight my landlord to get them to pay for these fees? [more inside]

Does maintain premises in good repair mean I need to fix the washer?

Washer broke and we think it's the motor. Landlord said it's old and it's on us to repair if we want but she wouldn't be surprised if the machine's time was just up and she wasn't going to replace it (nor ding us on our security deposit if we moved out and it was still broken). I don't agree that we should just deal with it. How would you, as a normal human who has rented places before, interpret the relevant section of the lease (inside) and take this up with her? Can my apartment complex restrict my acces to cable Internet?

Can my apartment keep me from receiving cable Internet from a 3rd party, if I don't order the apartment's basic cable plan? They shut off my Internet today, can they do this? Here's the deal - I moved in 2.5 months ago. the complex offers their own cable package through Time-Warner, for $45 dollars a month. I signed the paperwork to turn it down, but told them I planned on getting cable Internet. They never said I couldn't, or that it wasn't an option (there is only one cable company in the area, and DSL is available as an alternative). So the cable guy comes, hooks everything up, I have the Internet only for $29.95 a month, through Time-Warner, which i've been paying, to them. Sounds peachy, right? Not do much... [more inside]
