Is e-mail legally binding in any way?

We're up to renew our lease and want the new lease modified so that we can keep our dog in the apartment. Our landlord refuses to modify the lease at all and suggested instead an e-mail stating that we are allowed to have the dog. Is this meaningful in any real way? [more inside]

Should I try to get out of this lease?

I recently signed a lease on a new apartment that I'm supposed to move into on January 16. Now, I'm having serious second thoughts and trying to figure out if I should talk to the owner about getting out of the lease. I paid a deposit, but don't mind forfeiting that. I've been looking for a new place for the last four months, ever since new neighbors moved in upstairs. I have insomnia, though my sleep had been ok earlier in the year; it got much worse, though, because the new neighbors are frequently up late talking loudly. Even smaller sounds, like their footsteps on the hardwood floor above me, started to bother me. It's been a huge problem because I haven't slept well essentially since they moved in, and though I tried to talk with them, I definitely want to move. [more inside]

How can I get released from my lease agreement?

When I moved into my apartment with my roommate, the manager at the time said we could remove or add roommates as we pleased and could even add a roommate and remove ourselves off the lease completely if we wanted to move away before the lease was up, so long as we notified the manager and signed a form. I am considering moving out before the lease ends. We now have a new manager and when I checked with her, she says this is not true, that I cannot be removed from the lease at all even if my roommate agrees to it. However, I looked over my lease and it seems to say that I absolutely CAN do that, as long as everyone agrees. (See extended for the exact lease quote.) [more inside]

Virginia Lease Question - Landlord threatening to withold deposit

Recently my toilet stopped working. I emailed my landlord to ask to send a plumber. The landlord suggested the I try to use a plunger and liquid plumber. I did both but was still unable to fix the problem. I told the landlord this in writing over email. A plumber was sent and fixed the problem. Now landlord is saying the I will have to pay this cost from the security deposit. Help? Should I be responsible for this charge? How should I proceed with my landlord? Thank you in advance.

Fake landlords

My friend, renting a room in a house, has found that the people he was renting from didn't actually own the house. He came home to find an eviction notice on his door and the locks changed. Ontario tenant filter: We are renting without a lease on a month-to-month basis: one of our roomies is really losing the plot and is about to be delinquent on paying rent for the 2nd month in a row. Are we going to go down with him? (the LL left a message last time saying 'Id like to remind you guys that the apartment is being rented for $900, not the $300 you individually pay'. But my dad seems to think that we are under "rooming house" rules where the LL is accepting rent from us individually and as long as I pay my $300 I dont have to worry. The only thing is that I cant find any info on what happens when you dont have a lease on the ORHT website.
