Advise a San Francisco renter? I've about 6 weeks left on my current lease, and just had a new roommate move in. Rather than tack him on to the remaining time, my landlord would like to scrap the previous lease and have us sign on for a year. I've a feeling my roommate would prefer that as well. I just leased a two bedroom apartment. I want to rent out the 2nd bedroom however I do not want whom ever I rent the room out to, to go on my lease. The lease I signed of course says that only I am permitted to live in the apartment (even though its a two bedroom). Do people routinely rent out their extra rooms without adding people to their lease? [more inside]

We signed a lease (2 copies) on a new apartment in NYC, at our broker's office. The 2 copies were sent to the management company. As promised, the management company sent one of the copies back to us about a week later. It's got our original signatures, but the landlord didn't sign it! The line for the landlord's signature is empty. Doesn't this mean that we're bound to the terms of the contract, but the landlord is not? It seems very wrong. Is it normal? Should we demand a copy of the lease with the signatures of both parties on it?

I live in Berkeley, CA and need to rent a commute car (to Palo Alto) only for about three months because we will be moving to Austin, TX in June.
My searching has proved somewhat fruitless. What are the options for long term rental/short term lease? Or do you have a better idea?

My roommates and I have put a deposit down on an apartment in Brooklyn. We're supposed to sign the lease (and fork over the rest of the cash) on Thursday. Idly googling our new address, I discovered that our two-family building contains an SRO (single-room occupancy) dwelling for three people who have been homeless, drug-dependent, incarcerated, institutionalized, or mentally disabled on the second floor. Was the broker or landlord required to tell us this? [more inside]

I have rented an apartment in Prince Georges county in Maryland and signed a standard 1 year lease. It's been about 4 months and due to health reasons, I need to move to Florida.
The lease says I can transfer the lease to someone else with written permission from the management. I found someone ready to take over my lease, but when I went to the management to find out the procedure, they said they would not do it. I pointed out the clause, she said that's only if they give me written permission and they would not do it. They have vacant units and they would rent out those.
The lease agreement does not allow sub-leasing, either. What can I do?

Another rental question for all ya'll to tackle. I rented a room from an ad in the paper (I was moving in from out of state, didn't know many people). Rent was advertised @ $300/mo. A little steep for around here, but not TOO bad. Conveniently enough, the day after I got the lease signed, one of my roomates let me in on the fact that the couple downstairs, who rent their room/living room/bathroom combo area for $500, are moving out and subleasing it to a girl from SF for $367. Which bumps both mine and the other roomates rent up to $367 as well.
I recently discovered that EVERYONE I talked to was aware this was going to happen - The landlord, the guy I subleased from, and the three other roomates. I spoke with ALL of them extensively before signing the lease, and no one felt it pertinent to let me in on this little "detail". So, to put it lightly, I'm feeling a little burned here.
The lease, which legally covers the landlord ( I signed it for the total amount of the rent, $1,100, as did the rest of the roomates, which basically leaves it up to us to figure out distribution ) runs through August. An extra $67 may not seem like alot to some other MeFi'rs, but it's a ton to me, and I simply can't afford it. Subleasing it myself isn't an option, as $367 is absolutely RIDICULOUS rent for a room in this town, much less this neighborhood.
Now to the question: What would happen, if I were to say, quit paying rent, period, and the landlord evicted me? Would I still be bound by the lease? I would pay all due rent ONCE he kicked me out - The point of not paying rent would be to provoke him to legally release me from the lease.. This sounds like the perfect solution to my problem, but...I mean, I've gotta be missing a critical detail here, right?
An interesting side note is that I haven't paid my $300 deposit, which I don't plan on doing either. So I'm not worried about that end of it...
