(YNML) We're purchasing a leasehold property in the UK. The lease for this property says "The Demise hereinbefore contained includes the following rights:- ... and the exclusive use of the parking space numbered 1 shown hatched red on the plan ...". Our solicitor has been saying that 'as the right is exclusive this does not form a legal right under common law and as such may be denied by subsequent Landlords.' I don't understand why this is an issue, and as it's held up our move, I would like to understand. Although I've asked my solicitor, I suspect Mefites can give me a clearer answer! Brown water from the apartment upstairs occasionally leaks into my apartment and its light fixtures. The landlord and super won't fix the plumbing until that tenant moves out. What can I do about this? Withhold rent? Break my lease? Something else? I understand that YANML, but some help with NYC tenants rights would be good right now. [more inside]

Sticky Renting Situation Filter: I just moved into a house that my girlfriend and two other friends have been renting from my girlfriends mother for about 2 years now. Now my girlfriends uncles want to increase the rent (oral lease) pretty heavily and planned to do so before they even knew I was moving in. Do I use the law to protect our rights as tenants, or because it's my girlfriend's family do we just pick up and leave instead of fighting it? [more inside]

My friend, renting a room in a house, has found that the people he was renting from didn't actually own the house. He came home to find an eviction notice on his door and the locks changed. The fake landlords have moved all of their stuff out, changed their phone number, and are gone without a trace. Now my friend can't get to his stuff. [more inside]

One of my roommates is in the military, he just got noticed that he is going to be redeployed in May/June. Our other roommate recently moved out and we are subletting her room for her. The lease doesn't technically end until October 2010, but I would prefer to go earlier.
