How do I negotiate my lease terms?

I've found a sufficient space to rent so I don't end up with a two hour commute each day. However, the terms of the lease are kinda iffy when it comes to vacating the lease early... Help me out? [more inside]

My 12-month lease in Los Angeles finished a few months ago and my landlord now wants to put the month-to-month agreement in writing, which is fine with me. I love my dog, but when she was a puppy, she was a carpet eating fiend.

I am renting an apartment and have been here for about a year a half. I don't plan to leave for at least a few more years. About six months after I moved in, this little terror tore up two spots of carpet directly in front of my bedroom door. I have covered these two spots with a throw rug for the past year, but the fact that they're there is driving me bonkers. I want to repair them using remnant pieces of the carpet. Problem: I don't have any remnant pieces of the carpet. [more inside]

Neighbor's toilet water is leaking into my home. Landlord doesn't care.

Brown water from the apartment upstairs occasionally leaks into my apartment and its light fixtures. The landlord and super won't fix the plumbing until that tenant moves out. How can I get released from my lease agreement?

When I moved into my apartment with my roommate, the manager at the time said we could remove or add roommates as we pleased and could even add a roommate and remove ourselves off the lease completely if we wanted to move away before the lease was up, so long as we notified the manager and signed a form. I am considering moving out before the lease ends. We now have a new manager and when I checked with her, she says this is not true, that I cannot be removed from the lease at all even if my roommate agrees to it. However, I looked over my lease and it seems to say that I absolutely CAN do that, as long as everyone agrees. (See extended for the exact lease quote.) [more inside]

Can my apartment complex restrict my acces to cable Internet?

Can my apartment keep me from receiving cable Internet from a 3rd party, if I don't order the apartment's basic cable plan? They shut off my Internet today, can they do this? Here's the deal - I moved in 2.5 months ago. the complex offers their own cable package through Time-Warner, for $45 dollars a month. I signed the paperwork to turn it down, but told them I planned on getting cable Internet. They never said I couldn't, or that it wasn't an option (there is only one cable company in the area, and DSL is available as an alternative). So the cable guy comes, hooks everything up, I have the Internet only for $29.95 a month, through Time-Warner, which i've been paying, to them. Sounds peachy, right? Not do much... [more inside]
