I have a good friend who's asked me to co-sign on a loan for a house he wants to buy. YANM(RE)L. Help me think thru all the questions I should be asking a real estate lawyer...and myself! First - can you confirm that it's best to have 2 real estate lawyers, one to represent each person's interests? Or would one for both people be sufficient? Since it's spendy to get two lawyers we were considering just going with one who would create a simple agreement that keeps both people protected. [more inside]
I am helping a family friend who was in a severe car accident. She is not a native English speaker and has zero experience with lawyers. I have worked with them plenty in a business setting, but never around personal injury. There is no question of fault and she has injuries that will impact her for life. Should we try to negotiate with the insurance company ourselves and save the 30% fee an attorney would take? [more inside]
Hopefully a not super expensive one, who is trustworthy? Thanks in advance for your help!
A family acquaintance (he and my parents belong to the same hobby group but are not particularly close) is a lawyer who is negotiating down debt for me after an extremely expensive medical issue was not covered by insurance. He has been exceedingly generous with his time, and refuses any payment. But just saying 'hey thanks' and going on my way feels awful. [more inside]

Because we are in New York state, when we close on our refi, we are going to have to sign all of our paperwork in person. As I understand it, New York law requires this. We had our own lawyer present when we closed on the purchase of this house. Should we have one when we close on the refinance? If so, Why? If it matters, we are in Nassau county, and we are refinancing with the original bank who has owned our mortgage since we purchased the home.

My wife and I are actively looking to buy a house in Kingston, Ontario and have been working with a real estate agent that we're quite happy with. What would the advantage of having a real estate lawyer in the mix be? We're considering modestly priced single-family homes, possibly with an added apartment, and not sure what value we'd get by adding about $1,000 in legal fees to the proceedings. [more inside]
Hi, I am looking for some information and advice about getting a divorce in NYC. I am hoping for a no-contest mutual agreement divorce but there is a chance that it might be contested if my spouse starts having second thoughts. Both of us are from India and are here on work visa, with she being on my dependent work visa. Due to time, job and corruption considerations, going to India and getting a divorce there would be problematic. [more inside]

I was forced out of my job about a year ago. I am being treated for PTSD due to the crappy way I was treated. The ongoing symptoms and the waiting to hear back from the latest lawyer that I gave all my info to have a ripple effect in how I am dealing with personal relationships including my marriage. Am I foolishly expecting too much here in that I will get justice? [more inside]

What are some first steps that should be taken when a settlement check written to a client (resident in NYC) by an NYC law firm bounces? Aside from this Better Business Bureau page about filing complaints against lawyers, is there any oversight mechanism, or regulatory body, or state or city office that can help to resolve this? I would like to register a single member LLC for the purpose of selling a software I developed and other programming related services. I was quoted , by a lawyer, 600 dollars on top of state registration fees. For consultations they charge around 400 an hour. There are several services I saw online where you pay for a monthly subscription and they claim you get free or cheap access to lawyers , and the LLC registration there is only 100 dollars (legalzoom, rocketlawyer, nolo etc) I could also fill out and send out the forms myself, but then I have to worry about the operating agreement etc. So, one idea I had was to bargain with the lawyer to include some hours of discounted consultation if I used them for the initial registration. But I am open for suggestions!
Technically I have dual Canadian/US citizenship as my father was a US citizen living in Canada when I was born. I had a passport in the mid-1980s as a small child, but it's long gone now. Who should I talk to about getting another one? (details inside) [more inside]
You are, of course, not my Australian lawyer. However, my SO may soon be hiring one for a suit against a hospital. To ensure that the lawyer we're hiring is the kind that we think we're hiring, she's asked me what the difference (if any) is between a no-win, no fee lawyer, and a lawyer that is hired under a contingency agreement. I will be seeking a consultation with a real estate lawyer to talk about an issue with my property line which is the side of my house. Unfortunately there is a negative gradient and a lot of water coming onto my property (and into my basement) from the adjoining property. I have an easement for "ingress & egress" on that property. The landowner there has not responded to my repeated requests to correct the negative gradient. [more inside]

Asking the hivemind for recommendations for a patent lawyer. Friend (lives in Chicago but willing to consider lawyers from any jurisdiction) has questions about patentability of his idea and potentially needs a patent attorney to help him with the prior art search and nonprovisional patent. I'm a web developer in Toronto who is currently operating as a sole proprietor. A prospective new client would really like to hire me for a major new project, but they can only deal with incorporated companies and cannot hire a sole prop. I'm looking for advice on incorporating from a) people in Canada and especially Ontario, but also from b) anyone who has any relevant advice about the experience of becoming an Inc., even if you are not Canadian. Yes, I will be engaging an accountant or lawyer for specific advice if I do decide to move forward, so I'm not worried that some specific advice may not be appropriate for my jurisdiction: I'm just trying to get a broad picture of what it's like (and some recommendations for lawyers/accountants). Why is the Sandusky trial moving so quickly? In my area the high profile cases seem to take months, if not years, to come to trial, and then the trials themselves take weeks or months. How do I go about sending a letter requesting an out-of-court settlement to someone I can potentially sue?

My dad passed away this year and my mom has very generously decided to gift the house to my sister and I rather than. The house is in Canada, I live in the U.S. (Permanent residence). My sister and brother in law bought my half of the house when the mortgage was due (approximately April 1st) so I now suddenly have a 6 digit lump sum of cash in a Canadian account. I have not signed anything yet. I want to protect this from taxation, I also don't want to jeopardize my permanent residence status or potential citizenship. I know I need a lawyer, but what kind and how do I find a good one? I am in Wisconsin, particularly Eau Claire since that's probably important.
