I live in an NYC rent stabilized apartment and I filed an HP Action against my slumlord because he shut our water off without notice for a day. I am also claiming harassment and retaliation. He turned it back on after I contacted a tenant's rights organizer. Court is in a few days and I want to win a rent abatement. No legal aid places in NYC are doing HP actions (I exhausted all options). I am terrified. What do I say before a judge to get a rent abatement? [more inside]
The cable in my building is out. At least one of my neighbors is affected by this, and my cable is also out; however, I don't use mine so I don't care. The cable people want to come cut a hole in my wall. This will be very loud, require multiple visits, and take at least 45 minutes. I am seriously ill and for various reasons this will be catastrophically disruptive for me. I said no. Do they have the legal right to force this on me? I wonder, also, if the landlord has to give permission - they want to cut a totally gratuitous hole in a place that can be clearly seen.
Can my landlord apply a charge to every repair that is made on the house, necessary or cosmetic, while I live in the home? [more inside]
What options does a landlord likely have when a tenant's guest/friend is slashing the neighbors' tires and threatening them and has a criminal record? Assume standard lease in Illinois and that the guest definitely did it but the police won't make an arrest yet. The tenant has done nothing wrong.
I have an arbitration clause in my lease. Does this preclude me from using small claims court? [more inside]
The door to the roof of my new NYC apartment beckons to me with dreams of sunset glasses of wine and weekend lunch picnics, but am I inviting trouble? Does "unofficial rooftop access" exist? I know people in the city hang out on their roofs all the time, but exactly how kosher is this? And what is the limit? Do landlords on average just turn a blind eye? Details inside. [more inside]
My lease, like most, says that subleasing is not allowed without manager's consent. I came in on a sublease and later let the manager know I was planning on subleasing. She just declared she will not accept any subleasing any more. Does anyone know if this is legal for her to do this? It's breaking faith, but not breaking the literal contract. FYI, I live in Missouri.
My room has bedbugs. My landlord refuses to cover the costs of extermination, on the grounds that they've never had this problem before. Do I push it, or let it go? Complication: my landlord is not actually my landlord. [more inside]

Building off of the landlord theme from today...I posted about this 5 0r so months ago. We assembled our paperwork, took advantage of some pro bono consultations, and then filed in small claims. But they were unable to serve her and last week I discovered that she's libeled us on the website www.terriblerenters.com. We're seeking an experienced counsel, but in the meantime need help thinking this through. [more inside]
We recently moved to a new house and our washing machine hook-up does not drain properly. Instead of fixing it, our landlord keeps being pushy about how we should just drain it into the state land behind the house. [more inside]
Our former landlord is trying to withhold our security deposit and charge us $3,000+ for damages we did not cause. We just received her letter itemizing the "charges" and I just want to make sure we are covering our bases, as it's my first time in this situation. We are in Prince George County, Maryland. (A guest in my party broke and no one is owning up...ex-landlord is behind me now) Similar model (brand new) is $600 now all included and being demanded 600, citing the higher price paid then. My friend, renting a room in a house, has found that the people he was renting from didn't actually own the house. He came home to find an eviction notice on his door and the locks changed. The fake landlords have moved all of their stuff out, changed their phone number, and are gone without a trace. Now my friend can't get to his stuff. [more inside]

Can I somehow piggy back on my roommates rights to break the lease as of the Service members Civil Relief Act (SCRA)?
One of my roommates is in the military, he just got noticed that he is going to be redeployed in May/June. Our other roommate recently moved out and we are subletting her room for her. The lease doesn't technically end until October 2010, but I would prefer to go earlier. Can I somehow piggy back on my roommates rights to break the lease as of the Service members Civil Relief Act (SCRA)? [more inside]
