What options does a landlord likely have when a tenant's guest/friend is slashing the neighbors' tires and threatening them and has a criminal record? Assume standard lease in Illinois and that the guest definitely did it but the police won't make an arrest yet. The tenant has done nothing wrong.
My husband owns one small rental house. He had a tenant for several years (who has recently moved). Now that we are screening for new tenants we realize that we must educate ourselves anew about laws pertaining to service animals. We are completely on board about doing things lawfully, but it hasn't been easy to determine what we can and can't do. There seem to be tons of gray areas. [more inside]
Several roommates and I moved out of an apartment in DC this summer that is owned by a large corporate company (coughAvalonBaycough). We’d been in the apartment for almost four years. Before we moved out, staff from the building signed off on paperwork stating that there was no visible damage. A month later we get an incredibly bogus set of damage charges from the building for nearly $1,000. We already got our security deposit back, but they’re threatening to send us to collections over these new charges. [more inside]
I have an arbitration clause in my lease. Does this preclude me from using small claims court? [more inside]
My lease, like most, says that subleasing is not allowed without manager's consent. I came in on a sublease and later let the manager know I was planning on subleasing. She just declared she will not accept any subleasing any more. Does anyone know if this is legal for her to do this? It's breaking faith, but not breaking the literal contract. FYI, I live in Missouri.
Brown water from the apartment upstairs occasionally leaks into my apartment and its light fixtures. The landlord and super won't fix the plumbing until that tenant moves out. What can I do about this? Withhold rent? Break my lease? Something else? I understand that YANML, but some help with NYC tenants rights would be good right now. [more inside]
After renting a room for almost 2 years, I broke the lease 1.5 months early (gave 1.5 months notice). I ensured that someone else was going to move into my room 1 week after I move out (so my landlord only has a 1 week gap in receiving rent checks). It's been almost 2 months and my landlord hasn't sent me my deposit, and is saying he will only give me 1/2 of it back. Details inside... [more inside]
My partner and I have saved a deposit of $50,000 to put down on a house. We're looking for a one bed flat around the Gastown area of Vancouver BC, which we may end up renting out while we move to the US for a couple of years for work, but I have no idea how to go about this. [more inside]

Hi I am responsible for compensating a two year old TV bought for $900 then. (A guest in my party broke and no one is owning up...ex-landlord is behind me now) Similar model (brand new) is $600 now all included and being demanded 600, citing the higher price paid then. What is a fair price that I should pay? How do I make a convincing reply ? ....please help....

Is she a slumlord landlady or am I just a delicate flower for needing a hotel room for a broken A/C in Phoenix?
Is my landlord liable to pay for the cost of a hotel and pet boarding when the air conditioner broke due to lack of maintenance in Phoenix, Arizona? The law seems incredibly unfair to tenants and I'm wondering if I'm misreading it. [more inside]
I live in a pre-war (1920's?) Brooklyn apartment building. Recently, the ceiling in the kitchen collapsed due to a leak in the pipes above, spreading plaster, dust, and wet and dry gunk everywhere. Now the landlord has completed a shoddy-looking repair, again leaving everything in the kitchen covered in dust and powder and sticky gunk. Every. Single. Thing. Two questions: how do I find out if we are in danger of asbestos exposure? How do I proceed if we are?
I rented an apartment owned by a friend (big mistake). She hasn't maintained the apartment and now I'm unsure how I should handle the situation. [more inside]
Do I have to allow my landlord to show the apartment to prospective buyers? My lease does not end until middle of next year.
Do I have to allow my landlord to show the apartment to prospective buyers? My lease does not end until middle of next year. Its a nuisance and very disruptive. What are the rules around this? I am obviously the tenant and the landlord is trying to sell the apartment. Do I have a choice?

Sticky Renting Situation Filter: I just moved into a house that my girlfriend and two other friends have been renting from my girlfriends mother for about 2 years now. Now my girlfriends uncles want to increase the rent (oral lease) pretty heavily and planned to do so before they even knew I was moving in. Do I use the law to protect our rights as tenants, or because it's my girlfriend's family do we just pick up and leave instead of fighting it? [more inside]
My friend, renting a room in a house, has found that the people he was renting from didn't actually own the house. He came home to find an eviction notice on his door and the locks changed. The fake landlords have moved all of their stuff out, changed their phone number, and are gone without a trace. Now my friend can't get to his stuff. [more inside]
Can I somehow piggy back on my roommates rights to break the lease as of the Service members Civil Relief Act (SCRA)?
One of my roommates is in the military, he just got noticed that he is going to be redeployed in May/June. Our other roommate recently moved out and we are subletting her room for her. The lease doesn't technically end until October 2010, but I would prefer to go earlier. Can I somehow piggy back on my roommates rights to break the lease as of the Service members Civil Relief Act (SCRA)? [more inside]
In Texas, is there a specific law or section of law that says a tenant's lease goes poof when a landlord's property is foreclosed on by the bank, or is it one of those situations where a whole body of law and court decisions are added together to make this situation? [more inside]
The electric gate into our block of flats has malfunctioned and nobody can move their cars in or out. It's nearly 9PM here in the UK and we can't get hold of our landlord or the building company. If, come morning, we can't get our cars out of the car park can we (legally) charge someone (anyone?!) for the taxi journeys we're going to have to take instead? [more inside]
I'm a landlord for a owner-occupied 4-unit bldg. I know I can't discriminate, with respect to tenant selection, regarding "family status", but am I free to prefer a single-occupancy renter to a family? My motivation is mostly remunerative -- included in rent are: water, hot water, and heat, and so a single renter is cheaper for me than a family of three with respect to those utilities. Is my preference for 1 vs. 3 rentors actionable discrimination? (Call me a miser if you like, but I'm under rent control, and I need to watch my costs, since it is near impossible to pass inflationary costs on to tenants.)
Our apartment was damaged on Friday, and the whole floor needs to come out, possibly some of the drywall too. The property manager needs us to vacate, and remove all of our stuff, for an extended period of time (1-2 months). (Note that we have been dealing with the property manager, and to a lesser extent, the superintendent, and not our landlord.) How much notice is he legally required to give us? We live in Toronto. YANAL. [more inside]

I've heard that one can sever certain contracts they sign in Ontario if it's within the first 10 days of signing. If this is true, does it also apply to a lease on a house?
my landlord is trying to make me pay for replacing the carpets when they do not warrant a replacement, and she will not stick to a verbally (and textually) agreed upon date of moving out early (which was her idea so that her new owner could move in asap) unless we agree to replacing the carpets. What should I do? [more inside]
