Is it legal for my landlord to do this?

My lease, like most, says that subleasing is not allowed without manager's consent. I came in on a sublease and later let the manager know I was planning on subleasing. She just declared she will not accept any subleasing any more. Does anyone know if this is legal for her to do this? It's breaking faith, but not breaking the literal contract. FYI, I live in Missouri.

Neighbor's toilet water is leaking into my home. Landlord doesn't care.

Brown water from the apartment upstairs occasionally leaks into my apartment and its light fixtures. The landlord and super won't fix the plumbing until that tenant moves out. What can I do about this? Withhold rent? Break my lease? Something else? I understand that YANML, but some help with NYC tenants rights would be good right now. [more inside]

NJ tenant rights: how do I get my security deposit back?

After renting a room for almost 2 years, I broke the lease 1.5 months early (gave 1.5 months notice). I ensured that someone else was going to move into my room 1 week after I move out (so my landlord only has a 1 week gap in receiving rent checks). It's been almost 2 months and my landlord hasn't sent me my deposit, and is saying he will only give me 1/2 of it back. Details inside... [more inside]

Help me buy my first house!

My partner and I have saved a deposit of $50,000 to put down on a house. We're looking for a one bed flat around the Gastown area of Vancouver BC, which we may end up renting out while we move to the US for a couple of years for work, but I have no idea how to go about this. [more inside]

(A guest in my party broke and no one is owning up...ex-landlord is behind me now) Similar model (brand new) is $600 now all included and being demanded 600, citing the higher price paid then. Gross sticky nasty gunk everywhere

I live in a pre-war (1920's?) Brooklyn apartment building. Recently, the ceiling in the kitchen collapsed due to a leak in the pipes above, spreading plaster, dust, and wet and dry gunk everywhere. Now the landlord has completed a shoddy-looking repair, again leaving everything in the kitchen covered in dust and powder and sticky gunk. Every. Single. Thing. Two questions: how do I find out if we are in danger of asbestos exposure? How do I proceed if we are?

Sticky Renting Situation Filter: I just moved into a house that my girlfriend and two other friends have been renting from my girlfriends mother for about 2 years now. Now my girlfriends uncles want to increase the rent (oral lease) pretty heavily and planned to do so before they even knew I was moving in. Do I use the law to protect our rights as tenants, or because it's my girlfriend's family do we just pick up and leave instead of fighting it? [more inside]

Fake landlords

My friend, renting a room in a house, has found that the people he was renting from didn't actually own the house. He came home to find an eviction notice on his door and the locks changed. The fake landlords have moved all of their stuff out, changed their phone number, and are gone without a trace. Now my friend can't get to his stuff. [more inside]

Can I somehow piggy back on my roommates rights to break the lease as of the Service members Civil Relief Act (SCRA)?

One of my roommates is in the military, he just got noticed that he is going to be redeployed in May/June. Our other roommate recently moved out and we are subletting her room for her. The lease doesn't technically end until October 2010, but I would prefer to go earlier. I'm stuck in my flat

Rental discrimination/morality

I'm a landlord for a owner-occupied 4-unit bldg. I know I can't discriminate, with respect to tenant selection, regarding "family status", but am I free to prefer a single-occupancy renter to a family? My motivation is mostly remunerative -- included in rent are: water, hot water, and heat, and so a single renter is cheaper for me than a family of three with respect to those utilities. Is my preference for 1 vs. 3 rentors actionable discrimination? (Call me a miser if you like, but I'm under rent control, and I need to watch my costs, since it is near impossible to pass inflationary costs on to tenants.)

Required notice for vacating apartment?

Our apartment was damaged on Friday, and the whole floor needs to come out, possibly some of the drywall too. The property manager needs us to vacate, and remove all of our stuff, for an extended period of time (1-2 months). (Note that we have been dealing with the property manager, and to a lesser extent, the superintendent, and not our landlord.) How much notice is he legally required to give us? We live in Toronto. YANAL. [more inside]
