Kicking out a roommate not a lease in San Francisco.

Giving ye olde boot to a roommate not a lease in San Francisco.. One lease holder, and three people not on the lease. The lease holder wants a bad roommate to leave, but doesn't want to tell him herself, so I volunteered.

Besides verbally notifying him that he's got 30-days to get out, should I have a letter written and notarized? And do I need to have that letter written/signed by the lease holder? Anything else I prepare/ be prepared for?

Thanks MeFi.

Advise a SF renter?

Advise a San Francisco renter? I've about 6 weeks left on my current lease, and just had a new roommate move in. Rather than tack him on to the remaining time, my landlord would like to scrap the previous lease and have us sign on for a year. I've a feeling my roommate would prefer that as well. I, however, don't wish to be committed that long. So, I'm thinking I'll push for a 6 month lease - the same term as my last agreement. But I suspect I'll want to move sooner than that, perhaps as early as 3 or 4 months. I've come to realize that I'd much prefer my own place, and should be able to swing it financially.

I think the best strategy would be to tack the new roomie onto the current lease and then go month to month when it expires (I believe tenants have that right here in SF). But I suspect that will generate more than a little ill will.

Any advice on how to handle the situation would be much appreciated!

Apartment hunting in the SF-Bay Area

Why is craigslist failing me in my apartment search (ideal: looking in mountain view, 2BR, under $1400)? And where can I find such a place? also interested in Portero Hill in SF... note: i'm posting this for my poor stranded sister

A question for locals (and ex-locals) in SF Bay: why are there so few places on craigslist for reasonably priced 2BR apartments (i mean under 1400) - at least, very few right now. i want to know if there are other rental sites that are better for this area. any other tips for looking? i'm in the area already, looking at places for sept 1 or later, and need to live within biking distance of caltrain. i prefer downtown mountain view, but could do san antonio and other stops, palo alto (i know, more expensive), or menlo park. not willing to do sunnyvale or anywhere south of MV, so don't tell me it's cheaper there :)

Also why there are so few places for the neighborhoods in SF where i want to live - ONLY within walking distance of the caltrain stops there. i can only find expensive lofts on craigslist. looking in: SOMA, portero hill... any other tips?
is this a bad time of the market, or is there another resource where it's better to look (classified paper ads, some better website, your mother-in-law, etc).
thanks!

Shared walls in San Francisco

How annoying is living with shared walls in San Francisco? My wife, son, and I will be moving into San Francisco in several months. We'd like to buy or rent a house there, but my wife insists that said house *not* share walls/floors/ceilings/etc, because of previous bad experiences with that. Obviously, finding such a place in San Francisco would be extremely difficult. So if we had no choice but to live somewhere "housy" except it shares one or more walls, how likely is that to be a problem?

Suggest a place for us to live.

Where should a Hastings student and a Caltrain commuter live in San Francisco? A friend and I are moving to San Francisco in June or July and we'll be living together in a 2 bedroom place. He is going to UC Hastings (1 block east of Civic Center), and I will be doing the daily Caltrain commute down to Silicon Valley.

We're in our early twenties and are looking for a fun neighborhood with places to go, young people to meet, bars, cafes, etc. We can afford a $1,500-2,400/month place (2 br). Since I'll be doing a long commute on the train as it is, I don't want to be more than 20-30 minutes away from a Caltrain station.

Based on that information - are there any neighborhoods or areas you suggest in particular? Or any related advice? Some people have suggested Hayes Valley or the Mission. Where do you think we should live, and why? Thanks!

Home Exchange

We're considering going to Europe for a few weeks this summer, and thought about the possibility of exchanging houses with someone over there, as a way of saving money (we have a house in San Francisco, a pretty popular place to visit).

But we're worried about the possibility of ending up with some crooks or thoughtless people in our house, and coming back home to find that we've been ripped off, had property messed up, etc. Has anyone had any experiences with any reliable (or not so reliable) places that help make house exchanges successful (e.g., screening applicants, etc.)?
