My friend needs advice on renting a house in San Diego. He has been there for years, but he wants to scale down from 5 total roommates (including him) to 3 total roommates, including him.
In order to scale down like this, he'll have to charge at least $1000 per roommate. Then each person will have tons of space.
He wants roommates that are very nice, honest, and super-clean.
Is this do-able? What can he do (he's in no position to make any major home improvements) to make it more likely that he'll find what he's looking for within a reasonable period of time?

How does one find an apartment with a roommate in a different state? I am moving to the Wash-DC area, and I need to find a place to live. I've never been there, I don't know anyone there, and I will not be going there before my relocation. What's the best way to handle this situation?

[nyc] my roommate is a few thousand bucks behind on rent, our lease is up at the end of august, and my other roommate and i are both very worried he's not going to give our landlord everything he's owed before then. are there any ways for the two of us who are square with the landlord financially to avoid getting massively screwed by this (in the legal system + credit records) other than us ponying up his share?

Do I have the common courtesy obligation (ie, this is NOT a legal question) to find a replacement roommate on a month to month lease? What if my current roommates are being picky in terms of who they are willing to live with? At what point am I free of courteous obligations to find someone?
