You buy a house in California. You agree that the seller can stay up to 2 months after escrow closes (a "seller rent-back") if they make your (PITI) payments. Do you need to pay income taxes on the money they pay toward your PITI? Also, what was your "seller rent-back" experience? [more inside]

My husband and I are looking at buying this lovely condo that was once an apartment. Unfortunately, with the market the way it is, these converted condos have been on the market since January and haven't sold but one unit. What happens if we buy one and it "reconverts" back to an apartment complex? [more inside]

After reading this article in the NYT about lotteries for housing in New York, I was left wondering if there were any equivalent programs in Los Angeles - I remember reading about something in Santa Monica, but it was apartments to rent, not own. Do such things exist?

We've been talking to a generally nice/enthusiastic real estate agent for the purposes of selling our home. She's quoted us that approximately 9-10% of the listing price will go to cover her commission, the other agent's commission, and the various closing costs in between. This strikes us as rather high - we were thinking 5-6%. What's the breakdown and truth here?

Another NYC Real Estate Question: the SO and I, who have always lived in charming smallish walk-ups with leaky tubs/peeling paint in Queens-like proximity to 'the big city,' have been seduced by the siren song of new construction downtown. With their pre-opening rent breaks, brand-new appliances, and convenience to both work and play, these "luxury buildings" appear to offer a whole new standard of living at an attractive price.
