NYC plumbing cost. Recommendation for queens/north brooklyn plumbers?

We're doing a pre-war renovation in Jackson Heights, Queens, NYC where our co-op requires we have a plumber replace the branch piping, new valves and shower pan for both the bathroom and the branch piping/valves in the kitchen. Where to live in Bay Area - couple w/ commutes to Redwood City & Oakland

My boyfriend currently pays $1500/month for a studio in a less than stellar area of San Francisco (his car has been broken into 5+ times in the past year), and works in Redwood City. For various reasons now, he's sick of the city and wants to move. The idea is that eventually we would move in together. How much is fair contribution to broken oven door? (UK rented apartment)

Hi - outer glass shattered on our oven door. Google suggests this does sometimes happen without provocation (oven is approx 7yrs old). Housing contract (London, UK) stipulates tenant responsible for 'broken glass' but I presume this refers to windows. Letting agents got quote of £220 for new door panel. New oven costs £295 and they prefer to do this. Ask I contribute 40% (£120). Is this a fair deal - should I negotiate lower? Thanks!

Should I tell a prospective landlord that I'm pregnant?

I'm pregnant, so my husband and I are looking for a larger place to live. We found a great house, where the landlord lives in a separate basement MIL unit in the house. Should I conceal that I'm pregnant (doable depending on what I wear) in case concerns about screaming babies might convince him not to rent to us? 'right of first refusal' as a real estate tool

This question is following up on one I posted almost a year ago, trying to arrange sale of house to tenants who could not qualify for a bank loan (a resounding NO to self-financing and promissory note). If at all viable, I will follow up with an attorney; otherwise I will let it go. Here's the idea: They can now qualify for a $130K loan. The house is zestimated at $170K. What about selling them a right of first refusal for $40K to buy the house at $130K? They would pay me up front for the right and for my promise to make the house available within x time for them to exercise that right. They would of course still have to come up with a down payment for the bank/mortgagor, but I think it's more their credit than their cash flow that has been a problem in the past. Even as I type this I'm imagining Murphy's Law kicking in, but seems riskier for them (buyers) than for me.

False noise complaints and an eviction threat

My 80-year-old grandparents live in subsidized housing in New Jersey. The neighbor in the apartment next door has been repeatedly making false noise complaints about them, saying that he can't sleep because they play the radio loudly all night (completely untrue). They were even visited by the property manager to tell them to stop. Now they've received a "notice to cease," saying that they'll be evicted if they don't stop. Can I afford to take out a mortgage?

I make about $46,000 in Seattle, WA. Monthly take-home pay, excluding overtime which automatically goes into a savings account, is $2,800. I have no debts and no significant non-optional recurring expenses. At some point in the next few months, I will have about $150,000 in cash after splitting the equity in a home that is being sold. Assuming that I can put that amount toward a down payment, can I afford a mortgage? Before I contact my lender, is it even wise for me to take one out?
