Tips for selling a rental property?

I have a house that I need to sell. It's currently occupied, and the tenants really love living there. I don't want to ask them to move out until I close, both because I need the rent to pay the mortgage until I sell, and because it's just mean to ask them to move out in winter (they've got two little kids). So I'm going to put it on the market while occupied. Are there any best practices here? [more inside]

Foundation replacement or repair: do it or sell & move on?

This is a 'tap the judgment power of the hivemind' question. About a year ago I bought an old house (1920s) in a 'gentrifying' neighborhood in Saskatoon. On July 1st I discovered that the basement rug and drywall were soaked: I had the basement finish ripped out down to the studs and discovered several large cracks in the foundation. Buying when I'm not selling?

I recently purchased a house. The deed was recorded back then and the initial flurry of "you should buy our security system, new homeowner!" junk mail has stopped. After a few weeks of quiet in my mailbox, I'm now receiving individual letters asking to buy my house. None of them has quoted a price, nor do I really want to sell. Why would a person want a mortgage if they didn't need it?

Assuming that you could buy a house outright, for cash, why would you get a mortgage? A conversation got me researching this recently. Many articles suggest that if the interest rate is low, a mortgage is better. Yet I can't for the life of me figure out why paying low interest is better than paying no interest. A person with a 30-year mortgage usually ends up paying about 2 times the principal. School me, financial mefites. FYI: this is just a curiosity. I'm in no position to actually do this in reality.
