Pregnant! Should we step back from buying this house we've dreamed of?

We were getting close to making an offer on a home — but the house was a lifestyle upgrade, not a necessity. This month we found out a kid is on the way (whoo!), and we're trying to decide if the house is still doable, or if we should save our pennies for the little person-to-be? [more inside]

How to negotiate unsolicited purchase offer for my house?

I own a house that's affectionately known as a teardown but it is in a pretty good location and the land underneath, while small, is zoned for more profitable buildings. It is also located in one of the most strenuous real estate markets in the country. A real estate investor came by and made an offer to buy it for a price that's too low for me to buy elsewhere around me. How can (or should) I negotiate this? [more inside]

Can one of my brothers force me to sell house we inherited from Mom?

When my mom passed about 6 1/2 years ago, the only thing left was the house we grew up in. She died right before the crash when the value was lowest, and while there was no rush, it took about three years before I tried to do anything with it. [more inside]

What to put in my dome about buying a foreclosed home?

I don't know much about buying foreclosed homes and don't quite trust the top search results about it. So, I was hoping you could tell me: 1) How do I get started on looking at foreclosed homes that are available to buy? 2) Are home inspections usually good enough to catch major problems in foreclosed homes? 3) What else do you need to do to do this right? Best way to sell a house without improvement, staging, or agents?

My mother is moving out of her house and wants to sell it with as little fuss as possible. She doesn't want to make any improvements, hire a realtor, have 'open houses,' or have any protracted negotiations. Her plan is to just take the best offer of a "fast cash buyout" home-buying company. That sounds like inviting a ripoff to me, but we both know very little about selling houses and don't know of any alternatives. [more inside]

Tips for selling a rental property?

I have a house that I need to sell. It's currently occupied, and the tenants really love living there. I don't want to ask them to move out until I close, both because I need the rent to pay the mortgage until I sell, and because it's just mean to ask them to move out in winter (they've got two little kids). So I'm going to put it on the market while occupied. Are there any best practices here? [more inside]

Foundation replacement or repair: do it or sell & move on?

This is a 'tap the judgment power of the hivemind' question. About a year ago I bought an old house (1920s) in a 'gentrifying' neighborhood in Saskatoon. On July 1st I discovered that the basement rug and drywall were soaked: I had the basement finish ripped out down to the studs and discovered several large cracks in the foundation. I need to repair this if I want to stay, but I can't decide if it's worth it, or if I should just move. Based on what's within, what do you think? [more inside]

Buying when I'm not selling?

I recently purchased a house. The deed was recorded back then and the initial flurry of "you should buy our security system, new homeowner!" junk mail has stopped. After a few weeks of quiet in my mailbox, I'm now receiving individual letters asking to buy my house. None of them has quoted a price, nor do I really want to sell. Why would a person want a mortgage if they didn't need it?

Assuming that you could buy a house outright, for cash, why would you get a mortgage? A conversation got me researching this recently. Many articles suggest that if the interest rate is low, a mortgage is better. Yet I can't for the life of me figure out why paying low interest is better than paying no interest. A person with a 30-year mortgage usually ends up paying about 2 times the principal. School me, financial mefites. FYI: this is just a curiosity. I'm in no position to actually do this in reality.

Should I raise the roof before buying the house?

I am buying a house and the roof is questionable. There were missing tabs all over. A roofer came out and did minimal repairs at the current owners' expense but he says the roof has "2 to 5 years" left, maybe, depending on weather (we live in the midwest).
