We're moving in a month or so and beginning to look at rental houses in Seattle.
I'm a bit rusty, but what is the general procedure for establishing the person you're speaking with is the actual home owner and everything is on the up-and-up? [more inside]
Is it possible my moldy unit pushing my already run-down self over the edge?
How much mold is too much? For how long? [more inside]
We have a very awesome landlord whose house we're moving out of. We'd like to get her something to show our appreciation. [more inside]
Crap. My landlord just told me she's considering selling my house. Now what? [more inside]
We just signed a year long lease on a very nice house but haven't moved in yet. The lease started on Tuesday, the checks are cashed by the landlord, and the walkthrough in the bright light of day was fine. The landlord assured us that there were no bug problems (except termites in the past, which have been treated).
However, yesterday evening when we were moving the first load of stuff to the new house, we spotted multiple cockroaches (outside, but against the house/diving into cracks in the foundation). NOOOO!!! How to proceed when we would have not signed the lease under these conditions? [more inside]
I will be renting my house to a friend shortly (June). What resources (web sites, books, etc.) would you recommend on such various issues as; drawing up a lease, potential problems & how to avoid them, things I might be forgetting, etc. [more inside]
Our new rental house is turning out to be a ton of work (for us) a money pit (for us and our landlady) and just an all-around major problem. I need advice on when it's worth it to stick it out, and when to cut your losses. [more inside]
My rental house's paint is peeling and generally looks incredibly shabby. My landlord said (verbally) when we moved in last July that he planned to paint it in a few months. A year later, it still hasn't been done. I've asked for updates several times and he says it's on the top of his list but temperature/weather have gotten in the way. Other than that I don't have anything in writing. Complication: his wife is hospitalized with stage IV cancer. He's notified tenants of this as a reason why he's less than responsive lately. Other than the painting issue, he's a great person/landlord. Should I press the issue? If so, what can I do? I'm really torn because his reasons are valid, but my house looks so bad at this point that I'm embarrassed to have guests over.
I'm getting a house I inherited ready to rent out since I don't want to try and sell it in the current market. I've never been a landlord before. The house is in St. Petersburg, Florida in a desirable neighborhood. [more inside]
So I burned a sizable patch of our living room carpet, and now the landlord is coming up for a visit. [more inside]

My landlord left a letter on my door informing me that there will be a "walk-through" the house this week. What are my rights, and what is some good advice? (I live in New Mexico, USA) [more inside]
Renting - It's been a while and I'm afraid we're gonna look bad on paper. Mid/late twenty year olds (one a musician) without a huge amount of $$ or history - are we screwed? [more inside]
