We're thinking about making an offer on a house. However, it has an odd feature in the basement that may be related to drainage. Can anyone tell us what this might do or what could be behind the wall?

I just learned that in NY State, real estate brokers are allowed to represent both buyer and seller. As a buyer, I don't want the seller's broker for my agent! But it may be too late....

I have been trying to buy a house in the inner-west in Sydney, Australia for several months. Contrary to what's going on in the rest of the world, Oz houses are effing crazy high and have jumped between $20-$100k (esp in my area) in the past year. I have found a good house for a price I can do - but it's on a fairly busy road. Would you want to go to there?

I will be moving on and selling my current house some time next year. In my neighborhood (mostly 1930's bungalows) a lot of similar houses have been purchased by developers, bulldozed, and replaced with McMansions far out of scale with the neighborhood. What can I legally do as part of the sale to prevent it from being Yet Another Teardown?

I have a rental house that I am selling.
It has been listed with a Real Estate agent since Nov 07. Not one offer on it.
Some people from my parent's church are interested in buying it, but they want to do it For Sale By Owner -no Real Estate Agents involved.
My listing expires on Oct. 11.
How long after the listing expires can I sell it on my own? Is there a grace period?
Any ideas of how to cancel the listing beforehand? I don't want to lie, but I would rather sell to the church people for obvious reasons (more money for me, better deal for them, etc.).
I am in GA.

When calculating a house's square footage, does one include screened-in outdoor porch areas (with unfinished floors and no heating or other amenities)? Does one include separate garages (with no heating or other amenties)? Basements?
Also, is there a definitive source I can point to for justifying any inclusions/exclusions re: the above to those who might question?
