A very, very, very fine house.

We are buying our first home (yay!). Every time we go over there to poke around, I notice another thing that we don't deal with in our current four-unit apartment building. What are some things we need to buy? What are the things we need to do right away? Any tips you wish you would have known? Any thoughts on order of operations -- can we move as soon as there are beds, or when the internet arrives, or what? Please help us rehome. [more inside]

New House - decommission old oil tank or let it be?

We're in contract on a 1940 house in Seattle, Washington, USA, and the inspector said there used to be oil heat. There's no visible sign of a tank, and no records of a tank being decommissioned (city records for decommissioning or removal of old tanks only go back to 1997). We're trying to decide if it's worth looking for the tank and having it decommissioned if one is found, or if it's OK to just leave it be. [more inside]

Omg spring is coming!!

After a rough winter, spring is ineluctably approaching. As the snow melts, I'm discovering that a number of the bushes are much worse for wear, the front brick path has heaved and needs to be re-set, paint is peeing, gutter downspouts and lots of wood trim are in need of replacement--the list goes on. And at some point, we'll need some grading work and other drainage projects. Plus (eventually) seeding the lawn and general cleanup. What's the best approach to thinking about and ordering these projects? [more inside]

First Time Homebuyer -- Doing it Without a Real Estate Agent

My wife and I will (hopefully) be buying our first home in the near future. We've identified a great place, however the sellers want to do away with real estate agents to save on the 6% commission, since they've already identified a willing and able buyer (us). Complication: I've never bought a house before and am nervous about not having someone to hold my hand. Advice? More details below. [more inside]

Mortgage application complications: my mortgage, her investment account

My partner and I are applying for a mortgage. Our credit union will only approve me for the mortgage, though, since my partner has no recent credit history. We're fine with just putting me on the mortgage, but there's a hitch: we are planning to use part of an investment account for the down-payment, and that account is only in my partner's name. We share (JTWROS) another investment account with the same firm. If we add my name to her account now, will we raise red flags? Is there a better approach we're not thinking of? [more inside]

Procedural/ethical question that may sound like a relationship question

This is a financial/procedural/ethical question, not a relationship question. My SO and I recently bought a house together. The loan is in SO's name, because we got a better rate that way. SO is therefore the official owner right now. Our verbal agreement upon commencing the search for a house, and what we both decided was fair, was that my name would be added to the deed after we closed. We also talked about what we'd do if we split up, and we agreed that one would buy the other out, or we'd split the money from the sale of the home (minus our individual contributions to the down payment). We've moved in, and in typical fashion, haven't gotten around to the deed bit. Actual question after the jump. [more inside]

Can I afford to take out a mortgage?

I make about $46,000 in Seattle, WA. Monthly take-home pay, excluding overtime which automatically goes into a savings account, is $2,800. I have no debts and no significant non-optional recurring expenses. At some point in the next few months, I will have about $150,000 in cash after splitting the equity in a home that is being sold. Assuming that I can put that amount toward a down payment, can I afford a mortgage? Before I contact my lender, is it even wise for me to take one out? I've been looking at a few suitable homes in North Seattle priced at or below $275,000. [more inside]

Is your school tax a line item on your property tax bill?

I am looking for examples of states or localities (in the US) where school tax payments are separate (either separate bills, or line items) from property tax bills. This is the case in NY State where the school tax bill is a separate bill. If anyone knows a comprehensive source on which states do and don't do this, that would be great. Otherwise your anecdotes as property tax payers in specific states will be helpful, even better if you know where this is explained on a state government website. I am trying to figure out where people know (as in NY) exactly how much money they are contributing to the local school system (or think they are, since they are also contributing to federal and other forms of school support).

Shopping list for a new house

We get the keys to our new house on Wednesday. Hooray! We're trying to come up with a list of things that we, as long-time renters, might need to get for the house. Some of the stuff will become obvious when we need it, of course, but is there a list of things that no homeowner should be without?
