Mortgage application complications: my mortgage, her investment account

My partner and I are applying for a mortgage. Our credit union will only approve me for the mortgage, though, since my partner has no recent credit history. We're fine with just putting me on the mortgage, but there's a hitch: we are planning to use part of an investment account for the down-payment, and that account is only in my partner's name. We share (JTWROS) another investment account with the same firm. If we add my name to her account now, will we raise red flags? Is there a better approach we're not thinking of? [more inside]

What to do about a fridge of rotten food?

I own a house in TX that currently doesn't have a resident. Due to some issues that don't really matter for this question, the power got disconnected July 1. 4 weeks later, I assume the situation is dire. What is the best thing to do? Dispose of the whole fridge or get someone to clean it? [more inside]

How can I get my neighbor to remove this ad hoc, eyesore of a fence?

This winter we bought a house in a Boston, MA neighborhood. A couple weeks ago, our next-door neighbor put up an ad-hoc fence using plastic netting and some flimsy spikes. The fence promptly fell over. They've since replaced it with this fence. I do not want this fence to be there. How do I get them to get rid of it? [more inside]

How do we contractor?

We are buying a house -yay! But the house needs renovation work done - eek! While we have previously owned a house, it was 10 years ago, in another state, and never had any major renovations. We are scheduled to close on April 30, so we are trying to figure out what kinds of professionals we need and how to find/hire them. [more inside]

Procedural/ethical question that may sound like a relationship question

This is a financial/procedural/ethical question, not a relationship question. My SO and I recently bought a house together. The loan is in SO's name, because we got a better rate that way. SO is therefore the official owner right now. Our verbal agreement upon commencing the search for a house, and what we both decided was fair, was that my name would be added to the deed after we closed. We also talked about what we'd do if we split up, and we agreed that one would buy the other out, or we'd split the money from the sale of the home (minus our individual contributions to the down payment). We've moved in, and in typical fashion, haven't gotten around to the deed bit. Actual question after the jump. [more inside]

Can I afford to take out a mortgage?

I make about $46,000 in Seattle, WA. Monthly take-home pay, excluding overtime which automatically goes into a savings account, is $2,800. I have no debts and no significant non-optional recurring expenses. At some point in the next few months, I will have about $150,000 in cash after splitting the equity in a home that is being sold. Assuming that I can put that amount toward a down payment, can I afford a mortgage? Before I contact my lender, is it even wise for me to take one out? I've been looking at a few suitable homes in North Seattle priced at or below $275,000. [more inside]

Can I buy my parents' house in a way that makes financial sense?

My parents have always struggled financially, living under crippling debt and never able to have an income able to match the bills, the biggest of which is their mortgage. I hate to see how difficult this situation is for my dad, and I want to help out for the sake of his stress level, and also because once he retires in a few years the math truly does not work out in their favor. I've been thinking of buying some land anyway, so I'm wondering if there is any feasible way to make this work for both my parents and me. [more inside]

Is your school tax a line item on your property tax bill?

I am looking for examples of states or localities (in the US) where school tax payments are separate (either separate bills, or line items) from property tax bills. This is the case in NY State where the school tax bill is a separate bill. If anyone knows a comprehensive source on which states do and don't do this, that would be great. Otherwise your anecdotes as property tax payers in specific states will be helpful, even better if you know where this is explained on a state government website. I am trying to figure out where people know (as in NY) exactly how much money they are contributing to the local school system (or think they are, since they are also contributing to federal and other forms of school support).

How to keep condensation from forming on shed ceiling?

This is the first question in what will become my WE BOUGHT A HOUSE!!! series. WE BOUGHT A HOUSE!! It comes with a good-sized aluminum shed. The seller told us that condensation forms on the ceiling during the winter (we have cool, rainy winters), so he kept everything in there covered with a tarp. I inspected the shed yesterday (WE GOT OUR KEYS!!), and did see some mildewy spots on the ceiling indicative of condensation. Is there anything I can do to prevent the condensation from forming? Shopping list for a new house

We get the keys to our new house on Wednesday. Hooray! We're trying to come up with a list of things that we, as long-time renters, might need to get for the house. I'm not talking about furniture or anything like that, but rather stuff like a lawn mower, a ladder--that kind of thing. Some of the stuff will become obvious when we need it, of course, but is there a list of things that no homeowner should be without?
