I am moving to a city of 10,000 people in rural America (and across the country from the city that I live now). After months of using Trulia and other online tools, it has become clear to me that I need the help of a local realtor to show me around and help me find a house to rent. There is just so few rental listing online. However, I don't understand how compensation works in that situation. Do I pay them a commission if they find me a place? Does the homeowner?

Me and my partner both grew up in families that rented, and we both continued renting into our adulthood. Every time we've had a maintenance problem we've just done what our parents did and called the landlord or maintenance man. But now we own our own home, and though we're lucky that the previous owners maintained the place so well, it's going to start needing additional maintenance soon. [more inside]

What regular maintenance should I schedule for our new home?

We bought a house, yay. It’s a small 1910’s bungalow with gas appliances and everything basically works. The foundation’s been replaced in the not-too-distant past and it’s ready for an earthquake. I've never been anything but a renter, so what kinds of regular maintenance should I be thinking about to minimize the risk of catastrophic emergency repairs? Plumbing, gas, heating, electrical, sewers: what’s a good schedule, and what kinds of things do I ask for to make clear that there’s nothing particularly wrong but I’d like to keep it that way? I looked at this old question, but most of the interesting-sounding links are dead.

Burning down the house

I recently made a switch to a different company for my homeowner's insurance (details after the jump about why). I fear I may have made a big mistake, but I honestly don't understand ANYthing about insurance and the more I try to read about it and look at my policies, the more confused I get. Rent and eviction with roommates in California.

Renter A has a lease and takes on a roommate, who doesn't sign on to the lease and then doesn't pay their share of the rent. A wants them evicted but can't get them out on their own. Is it worth thousands of dollars to fix an inground pool? I've own my home in northern Delaware for less than a year. One of the reasons I bought this house was it had a pool. I bought the house when it was in foreclosure, so I knew there would be many repairs to do to the house, pool included. The inground pool is about 30ft by 10ft by about 7ft deep. Estimates to repair the pool liner and large filter are in the neighborhood of 5-6k. [more inside]

Neighbpr's utility lines over my yard
