Rent and eviction with roommates in California.

Renter A has a lease and takes on a roommate, who doesn't sign on to the lease and then doesn't pay their share of the rent. A wants them evicted but can't get them out on their own. What, in California, can the owner of the property do to evict the roommate, while leaving the initial renter? Does the owner have any recourse since the roommate isn't on the lease? [more inside]

Who you gonna call?

We just bought a house where we suspect rat poison was used in the yard. We have two dogs who love getting into stupid mischief. We want to hire someone who will go through the yard with a fine-toothed comb before we move in and find any rat poison that might be there, and remove it. What would this person or business be called? [more inside]

Is it worth thousands of dollars to fix an inground pool?

Is it worth thousands of dollars to fix an inground pool? I've own my home in northern Delaware for less than a year. One of the reasons I bought this house was it had a pool. I bought the house when it was in foreclosure, so I knew there would be many repairs to do to the house, pool included. The inground pool is about 30ft by 10ft by about 7ft deep. Estimates to repair the pool liner and large filter are in the neighborhood of 5-6k. [more inside]

Please suggest guides for a new homeowner

I am a new home owner after 19 years of living in dorms or apartments. I want to make sure that I keep it in the best condition possible. I am looking for suggestions of guide books and websites which others have found useful for a new homeowner. I am looking to cover basic maintenance and lawn/garden care. I have found several but have no idea which ones are actually good.

Neighbpr's utility lines over my yard

We recently moved into an old house. It's on a small (0.2 acre) lot that is nicely wooded. What is not so nice is that our backyard is bisected by our neighbor's utility lines which run from a pole in the back of our lots. Both our house and out neighbor's house feed off of the same utility pole. [more inside]

Is this insurance company inspection legit?

I just got a letter from my home insurance company (US) saying I need to have an inspection. I've been with them for over 3 years, no claims. Should I be worried? Are they setting me up to cancel my insurance? I've not heard of such a thing before. I'm considering calling my mortgage company, and asking if this is SOP.

I live in a working class town, house built in 1926, in decent shape. I've been making repairs as I could afford them (and figure out how to do them). Because of the age of the house, I'm sure they could find something nasty, if they were really looking.
