Help me rebuild my flooded house with an eye towards selling it.

I own a house in Louisiana that was heavily damaged in the recent flooding, and was gutted to the studs. Now I've got to start making decisions about putting it back together, and the intention is to immediately put it on the market to sell. Most bang for 500 bucks at Pottery Barn?

I have a gift certificate for $500 at Pottery Barn. I never shop there because it's so expensive! And every time I look at item, I think to myself, "It's ridiculous to spend that much on something." Low-VOC paint over oil-based primer: is this a terrible idea?

Partner and I would like to use an oil-based primer on our moldings and baseboards, then use a no-VOC eco-friendly paint (Colorhouse; MSDS) for the topcoat. I've successfully used run-of-the-mill latex over oil primer before. But does anyone have experience with using no-VOC paint over oil primer? [more inside]

New House - decommission old oil tank or let it be?

We're in contract on a 1940 house in Seattle, Washington, USA, and the inspector said there used to be oil heat. There's no visible sign of a tank, and no records of a tank being decommissioned (city records for decommissioning or removal of old tanks only go back to 1997). We're trying to decide if it's worth looking for the tank and having it decommissioned if one is found, or if it's OK to just leave it be. [more inside]

After months of using Trulia and other online tools, it has become clear to me that I need the help of a local realtor to show me around and help me find a house to rent. We bought a house, yay. It’s a small 1910’s bungalow with gas appliances and everything basically works. The foundation’s been replaced in the not-too-distant past and it’s ready for an earthquake. I've never been anything but a renter, so what kinds of regular maintenance should I be thinking about to minimize the risk of catastrophic emergency repairs? Plumbing, gas, heating, electrical, sewers: what’s a good schedule, and what kinds of things do I ask for to make clear that there’s nothing particularly wrong but I’d like to keep it that way? Is it worth thousands of dollars to fix an inground pool? I've own my home in northern Delaware for less than a year. One of the reasons I bought this house was it had a pool. I bought the house when it was in foreclosure, so I knew there would be many repairs to do to the house, pool included. The inground pool is about 30ft by 10ft by about 7ft deep.
